Portfolio Coordinator:

**Purpose of the job**
Ensure that the company’s properties and infrastructure are in good state of maintenance and repair by inspecting for defects and reporting these with recommendations to the maintenance supervisor. To build a good liaison with a designated group of the company’s tenants that all rentals are timeously paid by them.
**Responsibilities**

**Rental Collection**
- Visit tenants that have not paid the contracted rental amount by due to date to arrange immediate payment and determine the reason for non-payment and correct as to get payment.
- Liaise with legal with regard to evictions of tenants in arrears.
**Property Maintenance**
- Visit tenants to identify defects
- Propose a tender /quotation for the maintenance
- Capture quotations approved by Procurement and submit to head office
- Inspect the repair work for quality before authorising payments
**Property Administration**
- Draw up the lease agreements
- Ensure that internal processes are followed before the tenant is given the key to the property
- Draft the acceptance letter to tenant of the property
- Provide the Portfolio supervisor with a checklist of the status of the property
**Customer Satisfaction**
- Routine visits to tenants to check the satisfaction of tenant.
- Maintain good relationship with the tenant and service providers
- Resolve customer queries relating to rental
**MINIMUM REQUIREMENTS**
- National Diploma in Business Management or Property qualification
- Minimum 2 years relevant working experience
