**Job Advert Summary**:
To oversee activities of service
- and maintenance contractors and staff, execution of building related
activities as predetermined by Portfolio and Centre Managers.
Establish and maintain mutually beneficial relationships with tenants and service contractors; assist Portfolio Manager to co-ordinate repairs, revamps and tenant installations; carry out inspections and general building maintenance.

**Minimum Requirements**:
Experience / Education:
Technical / mechanical qualification at N4 level or equivalent with approximately 3 - 5 years relevant
experience

Skills required:
Technical and mechanical; basic building maintenance; plumbing and electrical.
PC literacy - working knowledge of MS Word and MS Excel

Knowledge required:
Knowledge of lease conditions including house rules, knowledge of housekeeping principles, Basic OHS;
airconditioning, plumbing, electrical, knowledge of Company policies and procedures, Administration
principles and reporting, Working knowledge of statutory requirements, Knowledge of cost budgeting and
control.

Competencies required:
Customer & Quality focus, Methodical, Teamwork and Co-operation, Problem solving & Decision making,
Communication; Tolerance for Stress, Assertive, Drive and Productivity

Major drivers of work volume:
Geographical spread of buildings; Grading and complexity of buildings; Tenant and customer profile; Level
of Mechanical / Electrical Complexity; Rental Levels; Management complexity & intensity.

Interface / relationships with:
Internal: Property / Centre Manager, Portfolio/Operations Manager, Lease Administrator, Debtors
Administrator, Handyman
External: Contractors, Landlord, Tenants

**Duties and Responsibilities**:
Main purpose / objective of the position:

Establish and maintain mutually beneficial relationships with tenants and service contractors; assist Portfolio Manager to co-ordinate repairs, revamps and tenant installations; carry out inspections and general building maintenance.

Decision making authority:
Decisions are based on knowledge of theory and systems.
Required to choose from a limited array of routines or rules at his/her disposal. Works within specific prescribed policies and guidelines.
