**What you will be doing**

As our Residential Estate Manager, you’ll be the cornerstone of:

- Operational mastery: Ensuring seamless day-to-day management of all estate services
- Strategic vision: Driving long-term planning and development to enhance the estate’s appeal.
- Community engagement: Building and maintaining strong relationships with residents and stakeholders.

**Who we’re looking for**:

- Minimum Grade 12
- Tertiary qualification, NQF 7 (3 years degree / advanced diploma) with the focus on property management or equivalent.
- 8 - 10 years estate management or similar experience which include the following:

- Estate Management
- Security Management
- Financial Management
- Knowledge/experience in applicable legislation
- Management reporting experience
- Client services experience
- Valid vehicle drivers license and own vehicle
- A dynamic leader with a passion for community development.
- Proven expertise in estate or property management
- Strong strategic and operational planning skills.
- A commitment to upholding Midlands Estate’s values of security, serenity, and excellence.

**Your key responsibilities will include (not limited to)**:

- Support and administration_:

- Providing comprehensive support to the Board of Directors
- Manages company secretarial functions, ensuring corporate governance practices adhere to legal requirements.
- Ensure all aesthetics rules, regulations and procedures are adhere to.
- Implement and enforce company policies, rules, procedures and practices and compliance with HOA rules diligently and consistently.
- Effective communication to all stakeholders.
- Financial supervision_
- Budgets (operations, capital and reserve)
- Advice on investment and reinvestment of reserve funds
- Provide accurate and complete financial reports and plans to Financial Committee and Board of Directors
- Ensures that adequate financial controls are in place to protect the financial integrity and value for HOA money.
- Supervise the administration of all income & collections thereof, expenses, payments, asset register, integrity of data and record keeping.
- Facilities supervision_
- Coordinates and prioritizes maintenance, repairs, refurbishment, and replacement plans for facilities
- Ensure that the Facilities Manager fulfil his/her mandate and functions.
- Regular site inspections to ensure all public areas avoid health & safety risks and are well maintained.
- Ensure that the required maintenance standards and specifications for facilities are in place and adhered to.
- Security supervision:_
- Coordinate and prioritize the preparation and execution of the security plan, including security systems, equipment, risk management and security staff.
- Ensure that the Security Managers fulfil their mandate and functions.
- Human resources management and client services:_
- Managing employees to ensure efficient operations, clear communication, a productive, harmonious work environment
- Manage and lead employees in accordance with labour regulations, company policies and procedures.

Pay: R1 500 000,00 per month
