Property Portfolio Manager

Inner city development requires in house Portfolio Manager.
The desired applicant is required as Property Portfolio Manager to mange both the rental and sales of units in the portfolio.
Rental responsibilities include:
Preforming credit checks.
Collating all supporting documentation ID, bank statements, payslip.
Preparing lease documentation for agent.
Making sure all documentation correctly signed and initialed
Sending documentation to head office
Managing tenant list
Managing key hand over and ingoing inspection
Managing interim inspection
Managing outgoing inspection and key collection
Safely stowaging and recording of goods left behind
Completing service requests and correspond to management.
Doing dministrative duties like scanning, copying, greeting, and answering the phone
Having a working knowledge of the lease agreement and be able to explain its content
Maintaining an accurate and a thorough knowledge of all aspects of the property, specifically in areas like leasing and pricing information, availability, expiration of leasing contracts, and the size of properties.
Sales functions include:
Presenting purchase offers to sellers for consideration.
Negotiating sales terms.
Acting as an intermediary in negotiations between buyers and sellers, generally representing he seller.
Negotiating prices or other sales terms.
Advising clients on market conditions, prices, mortgages, legal requirements and related matters.
Promoting sales of properties through advertisements, show days, and participation in multiple listing services.
Accompanying buyers during visits to and inspections of property, advising them on the suitability and value of the property they are visiting.
Advising clients.
Confering with bond originators inspectors, and sybcontractors to ensure that terms and conditions of purchase agreements are met before closing dates.
Coordinating hand over of keys and ntice to tenant as well as relocation of tenant if necessary
Generating updates
Reviewing property listings, trade journals, and relevant literature, and attend training meetings to remain knowledgeable about real estate markets.
Coordinating appointments to show homes to prospective buyers.
Scheduling appointments with prospective customers.
Answering clients' questions regarding construction work, financing, maintenance, repairs, and valuations.
Advising buyers
Setting up show flat.
Advising real estate clients.
Investigate clients' financial and credit status to determine eligibility for financing.
Verify customer credit information.
Developing relationships with attorneys, bond originatores, and contractors to whom clients may be referred.
Developing professional relationships or networks.
Inspecting condition of premises, and arrange for necessary maintenance or notify owners of maintenance needs.
Examining condition of property or products.
Training other sales personnel.
Evaluating bond options to help clients obtain financing at the best prevailing rates and terms.
Advising real estate clients.
Scheduling appointments with prospective customers.
Obtaining property information incl rates and levies.
Meeting with property valuers.
Contacting body corporate and utility companies for service hookups to clients' property.
**Qualifications and prerequisites**
You musst have a friendly and professional attitude with good communication skills. You should have a strong administrative background and preferably a tertiary qualification in a related field. At least one year of work experience; preferably customer services. A basic knowledge of accounting and debt collection skills is essential. You must also be computer literate. SA Citizen of valid work permit only. Multi-lingual. You must be prepared to work long hours, weekends and public holidays occasionally. As head office is Cape based, you may be required to travel.
**In addition**:
You may be required to perform all reasonable duties assigned to you or related to the proper completion of your job tasks.
During a work colleague’s leave of absence from the company or during month end, peak busy periods or stock takes, you may be required to perform other tasks upon reasonable request from manager.

**This position offers the option of being live in. Commission attaches to sales and a bonus is paid on maintaining occupancy levels.**
