My client in the property industry is currently looking to hire a Property Manager for their Johannesburg office. The role will be reporting to the Portfolio Property Manager. They will be responsible for the overall management of assigned residential, industrial, or commercial properties to satisfy the requirements of the owner and tenants, to preserve and increase the value and integrity of the properties and to meet the financial objectives of the ownership and management.

**Property Management**
- Keep abreast of market activities in respect of tenant movements, new developments and major vacancies
- Attend meetings for successful management of property
- Adherence to LOA
- Implement and manage internal controls, processes and procedures
- Implement regular preventative maintenance programs in line with budget
- Motivation for refurbishments and major repairs as appropriate
- Attend site meetings with contractor, facilities managers in respect of maintenance and expansion projects
- Responsible for compliance with OHS Act and general building reports/conditions in consultation with facilities management

**Reporting**
- Provide accurate and timeous information to client according to agreed formats and timeframes
- Analysis of monthly income and expenditure monitoring of rental analysis of operating expenditure on a monthly basis in terms of approved budgets
- Monitor municipal recoveries and general recoveries on a monthly basis
- Attendance of monthly management meetings and reporting on building performance
- Preparation of monthly, annual and other management reports

**Planning and Budgeting**
- Prepare and completion of annual budgets in accordance with company’s financial year
- Complete forecasts timeously
- Assist in formulating business plans
- Half-year and Quarterly review and monitoring of results

**Quarterly Expenditure Analysis**
- Set and motivate capex/TI per building with client
- Approve TI specifications in consultation with facilities management
- Approve Capex within authority levels, in consultation with facilities management
- Estimate new operating costs
- Ensure recovery of operational costs based on lease agreements

**Building Management**
- Devise appropriate maintenance plan in consultation with facilities
- Investigate proposals for refurbishments
- Maintain hands-on control of projects
- Review building status and grade annually and maintain within those grades
- Ensure compliance with legal regulations

**Debtors Management**
- Monthly interaction meeting with the debtors manager and leasing to ensure appropriate collection and action taken
- Credit Control
- Responsible for: - Arrears - Legal Action - Write offs

**Tenant Management**
- Deal with correspondence/interaction with tenants as required
- Ensure that leases are timeously renewed, and all vacant spaces let and in a presentable state

**Leasing**
- Determine and recommend letting mandates
- Lease negotiation and maintenance of tenant relationships
- Control new leases and record same
- Control/oversee new installations in consultation with facilities

**Existing Tenants**
- Renewal of lease agreements
- Tenant liaison and public relations
- Regular assessment of tenant turnover

**Job Types**: Full-time, Permanent

**Salary**: R600,000.00 per year
