Facilities Maintenance Manager

The Facilities Maintenance Manager's role functions to ensure the ongoing effective and efficient maintenance of all Business Parks and related properties, including the provision of maintenance support, managing maintenance administration, projects and budgets, and ensuring health and safety guidelines are adhered to.
KEY RESPONSIBILITIES
Business Park Maintenance
- Conducting routine site inspections of the Business Parks and liaison with Business Park Managers as to maintenance requirements
- Advisory support to Business Parks regarding the quality of work performed by contractors and addressing of snag lists
- Available on stand-by for Business Park and maintenance-related emergencies
- Ensuring general property maintenance is managed and performing of repairs at Business Parks as required; including, but not limited to:
- Assembling, moving, and repairing furniture and equipment
- Gutter repairs and clearing
- Plumbing fixes maintenance, including installing washers, replacing taps, and unblocking drains
- Basic electrical installations, repair and maintenance
- Carpet installations, repairs, and replacements
- Parking area maintenance including line and number painting
- Footpath and pavement maintenance
- Painting of walls, furniture and other structures and decor installation
- Assist with rebuilding and dry-wall repairs and installations
- Maintaining property exteriors attending to various seasonal requirements
- Clearing and cleaning of general areas, including high-pressure cleaning and removing of rubble
- Ensuring fixtures, fittings and appliances are repaired or replaced and remain operational
Maintenance Administration
- Ensure maintenance and purchases are managed within the approved budget per Business Park
- Responsible for communications with contractors and eliciting quotes
- Manage all documentation and purchase evidence/receipts, and allocate and submit per Business Park
- Ensure cost-saving purchasing and responsible for maintenance of consumable stock
- Responsible for upskilling and training of Business Park handymen in maintenance skills and techniques
- Optimisation of the maintenance team and managing them ad hoc for larger projects as required
- Collaborate with Regional Area Manager on maintenance schedules and report on maintenance achieved weekly
- Sign off on contractor’s work, responsible for ensuring work allocated on invoices has been done to an acceptable standard.
The Green Project
- Responsible for the oversight and maintenance of all gardens at all Johannesburg Business Parks
- Designing and landscaping gardens and greenery for new projects
- Management of all garden-related purchases
Safety and Compliance
- Ensure safety and health guidelines are adhered to in relation to all maintenance work on sites
- Ensure all equipment, tools, and items are used properly and safely according to instructions
- Management of PPE and equipment, and ensuring the correct gear is worn at all times
