Property Evaluation Manager

The Property Manager is responsible for managing the organisation's property portfolio, including leased and owned premises, to ensure they are maintained, compliant, and cost-effective. In an FSP environment, the role includes negotiating leases, overseeing property maintenance, ensuring compliance with occupational health and safety requirements, and managing relationships with landlords, tenants, and service providers. Property Portfolio Management Oversee day-to-day management of company properties, including leased office spaces and owned facilities. Maintain accurate records of all property-related documentation (leases, deeds, contracts). Manage property budgets and ensure cost optimisation. Lease & Contract Administration Negotiate, review, and renew property leases in line with business requirements. Ensure lease agreements comply with applicable laws and company policy. Monitor key lease dates and ensure timely actions (renewals, terminations, escalations). Maintenance & Facilities Management Coordinate routine maintenance, repairs, and renovations to ensure safety, functionality, and compliance. Manage service providers, contractors, and facilities staff. Implement preventive maintenance plans to avoid disruptions. Compliance & Risk Management Ensure properties comply with Occupational Health & Safety Act (OHSA) requirements. Conduct regular inspections to identify and address safety risks. Maintain compliance with municipal by-laws, zoning regulations, and insurance requirements. Stakeholder & Vendor Management Maintain positive relationships with landlords, tenants, contractors, and regulatory authorities. Resolve property-related issues promptly to minimise operational impact. Manage procurement of property services and ensure service level agreements (SLAs) are met. Reporting & Budgeting Prepare property management reports, including maintenance status, budget updates, and compliance records. Monitor property expenses against budget and approve invoices. Provide cost forecasts and recommendations to senior management. Education & Qualifications Matric. Diploma / Degree in Property Management, Facilities Management, or related field. Experience & Knowledge 5+ years' experience in property / facilities management, preferably within corporate or financial services. Knowledge of lease administration, property law, and OHSA compliance. Proficiency in MS Office; property management software experience an advantage. Skills & Competencies Excellent organisational and multitasking skills. Strong negotiation and problem-solving ability. Attention to detail and compliance awareness.
