We are looking for an experienced House Manager to join our team and take ownership of the day-to-day operations, tenant relations, and maintenance of residential properties. Role Purpose The House Manager will be responsible for: Managing rental collection and occupancy levelsOverseeing property maintenance and service providersEnsuring positive client and tenant relationshipsSupervising on-site staff and ensuring smooth operationsMaintaining a healthy social climate within the property Key Responsibilities ️ Client Services & Tenant Management Manage vacancies through tenant sourcing, viewings, and workshopsOversee rental collection and implement credit control processesFacilitate tenant intake and exit, including snag lists and house rule orientationMaintain occupancy and rental collection targets ️ Maintenance & Security Oversight Conduct property inspections and ensure timely maintenanceManage service providers (cleaning, security, gardening, refuse removal)Ensure cleanliness and safety of the building and grounds Staff & Service Provider Management Recruit, induct, and train on-site staffConduct performance appraisals and disciplinary processesLead weekly team meetings and motivate staffOversee in-house maintenance and cleaning teams ️ Administration & Reporting Submit accurate weekly/monthly reportsProcess site documentation and attend internal meetings Community and Social Climate Management Monitor the social environment of the buildingAddress behavioural issues and support tenant well-beingLiaise with social workers for more complex cases Role Requirements Qualifications & Experience Minimum Grade 12 (Matric)At least 2 years' experience in building or facilities managementMust have experience in Rental collection and Tenant managementMust be able to stay on site Hands-on maintenance experience Key Internal Contacts Client Services ManagerMaintenance ManagerLeasing Administrators Key External Contacts TenantsService Providers Skills and Competencies Technical Skills: Lease and asset managementMaintenance planningDefault and eviction processes (basic)Knowledge of safety and security standards Soft Skills: Strong communication and interpersonal skillsConflict resolution and customer servicePlanning, organising, and team leadershipEmotional control, attention to detail, adaptability If you're a dynamic, solutions-driven professional who thrives in a people-centred environment, wed love to hear from you.
