**REQUIREMENTS**
- Grade 12, BCom / Property Studies qualification will be advantageous
- Minimum of 5 years property management experience
- Proficient in MS Office, Word, Excel, Outlook, Powerpoint
- Exceptional people management skills
- Must have a sound understanding of property
- Strong negotiation skills
- Sound understanding of lease agreements and basic accounting principles
- Intelligent self-starter who shows initiative and have the ability to work independently
- Strong organisational skills
- Attention to detail
- Ability to work under pressure
- Deadline focused

**DUTIES**
- Management of SLAs with various service providers.
- Manage inspection programme
- Oversee tenant installation process
- Oversee the running and planned maintenance incl management of 2 staff
- Tenant liaison
- Prepare board/presentation packs for clients
- Co-ordinate, arrange and attend management meetings
- Drafting of budgets
- Provide input into income and expense budgets based on knowledge of the property market
- Prepare analysis comparing actual income versus budget
- Prepare motivation for income and expenses which are unbudgeted
- Prepare monthly reporting within deadline parameters:

- income statements (variances)
- vacancies
- operations
- Be involved in vacant space strategy - Marketing of Space & Renewals
- Devise a marketing plan based on vacancy list
- Lease managements viz negotiations, renewals, lease documentation
- Draft motivation for approvals of deals
- Liaise with brokers incl viewing with potential tenants
- Take tenant mix into account as well as profile and image of building.
- Retain or replace tenants in time at optimal rate
