Description

**Purpose of the job**:
The Assistant Asset Managers responsibility is to support the Office Asset Managers in carrying out strategic management of the property assets and by growing capital value and net income, whilst mitigating risk.

**Key Performance Areas**:
**1.**Asset Management Strategy**
- Ensure strategic financial performance with emphasis on maximising the net income growth of the Office portfolio and achieving budget.
- Assist with strategic management and growth of assets principally through identifying acquisition, development and disposal opportunities including conducting due diligence within the processes.
- Assist with asset management business plan and property management’s business plans ensuring alignment with company goals and objectives
- Assist with new development and new business opportunity guidance
- Strategically add value to portfolio by developing & redeveloping core assets in accordance with Investment Criteria & Strategic Asset Management Plan
- Promote sustainable business practices within the Office Portfolio and work in conjunction with Property Management and the Development division to ensure such principles are achieved.
- Facilitate the deal making process for the Office portfolio by guiding property management accordingly.
- Maintain and grow tenant relations with tenants

**2.** **Asset Performance**
- Assist with aligning Office Asset Management & Property Management operational performances and excellence in conjunction with sector heads and property management teams in accordance with the organisational objectives.
- Facilitate business to business opportunities in the sector and Growthpoint as a whole.

**3. Financial**
- Assist with the compilation of the consolidated budget for the Office portfolio and manage / monitor the performance of budget throughout the year.
- Review projections/forecast vs Budget monthly & implement appropriate remedial action where required.

**Requirements**:
**Knowledge**
- Knowledge of the full spectrum of property management i.e. financial, marketing, administrative and technical components of properties.
- Sound knowledge of the business environment, the relevant role players within the business and their key responsibilities and outcomes i.e. market indicators.
- Growthpoint Policies and procedures.
- Legislation: knowledge and compliance to Occupational Health and Safety regulations.
- Asset Management and Financial accounting principles
- Knowledge of property leasing and lease agreements and property contract related legislation.
- Knowledge of property investment principles.

**Experience**
- Minimum 5 years within Property Management at a middle-senior management level.

**Education**
- BCom Finance/ Accounting and/or BSc in Property Studies/Real Estate as a minimum.

**Role Location**

**Working Conditions**
- This position allows for flexibility in terms of hybrid arrangement. Busy periods may require extra hours to ensure deadlines are met.
