Head: Sa Asset Management

A. Job Purpose

Develop an overarching investment strategy for the Growthpoint RSA investment property portfolio that coordinates the respective RSA property sectors strategies and oversees the execution thereof incorporating the impacts of developing market trends. Ensuring the investment property portfolio returns are optimised with a focus on meeting the premium client/tenant market requirements with relevant quality assets. Evaluation of new and existing property investments, disposals, developments and redevelopments or repurposing proposals in line with the set investment strategy.

Ongoing monitoring, evaluation and review of performance of RSA portfolio in line with the strategy. Responsible to advise on capital allocation to various sectors and regions to optimise portfolio returns.

Coordinate the relevant development and property management activities within the RSA investment property portfolio with the Head of Developments and the COO, respectively, to ensure optimal efficiency, service and returns.

- 3 x Heads of Asset Management (Industrial, Office and Retail)
- Head of research
- Agile/ flexible workspace team

D. Experience and Qualifications

Relevant business qualification alternatively a demonstration of QBE (Qualified by Experience) in line with SAQA (South African Qualifications Authority). This may include BSc Property Studies, QS, Engineering or post graduate Commerce qualifications. Preferably at least 15 years of experience.

F. Duties & Responsibilities

Effective leadership of asset management team

Develop and refine the RSA investment property strategy and ensure that each of the RSA sector strategies are consistent with this strategy and are focused for future growth

Evaluate and make recommendations in respect of:

- acquisitions, disposals, refurbishments, repurposing, redesigning space in line with market trends and developments,
- effective acquisition and disposal strategy and processes,
- new nodes for investment,
- new technologies,
- key client relationship management.

Conduct in depth property investment research in respect of:

- investment trends,
- sectoral performance and diversification,
- collaborate with asset managers to formulate strategies in respect of asset allocation across sectors and geographic location.

Investment strategy and performance monitoring and review by:

- keeping abreast of market trends to anticipate changes,
- providing relevant input to the Deal Forum,
- making recommendations on non-performing investments,
- assisting with the due diligence process and review of results,
- formulating investment policies in conjunction with the SA leadership team,
- assist sector asset management to formulate and implement their investment strategies.

Strategic Asset Manager mentorship with respect to:

- acquisitions, disposals, and developments,
- undertaking refurbishments/redevelopments in accordance with life cycle planning at required yield per sector,
- evaluating and determining best use for properties,
- maximising return on investment and capex,
- prioritising initiatives
- Sustainability.

Strategic Trading & development mentorship with Head of Trading and Development to:

- Focussing the trading & development team on extracting value from the domestic portfolio as a priority,
- Building relationships with key tenants and prospective tenants to unlock trading & development opportunities,
- review and ensure that Deal Forum Recommendations meet the approved guidelines,
- conduct performance review of completed projects,
- ensure effective risk mitigation strategies are implemented,
- ensure comprehensive and accurate reporting,
- manage timing and consistency of development & trading projects,
- support the sector Asset management to identify and deliver required development products.

Drive client acquisition strategy
- Build strategic relationships with corporate South Africa
- Ensure that strategies are developed and implemented to deliver “Space to Thrive” via property as a service
