Purpose of the Role

The Leasing Property Manager will oversee the administration and integration of leasing functions to ensure the improvement of tenant, tenancy, and leasing operations. The primary goal is to actualize target rental income, budget, and planned occupancy levels.

Key Responsibilities
  • Develop and implement effective leasing strategies to maximize tenant occupancy and rental income.
  • Manage vacancy schedules, advertise and fill vacancies, negotiate and enforce leases, and maintain and secure premises.
  • Meet and negotiate with potential retailers or tenants to secure deals and submit offers.
  • Build and maintain good relations with current and potential tenants and lease agents.
  • Arrange for specialty leasing within the building and/or temporary lease in common areas.
  • Prepare and maintain all necessary documents for contracts, amendments, lease summaries, cover sheets, and offers.
  • Liaise with tenants, including resolving tenant and lease queries.
  • Conceptualize, develop, and create strategies, policies, projects, and procedures to increase, improve, and maximize tenant occupancy of the centre.
  • Submit budgets to RPM timeously, annually.
  • Ensure rolling budgets are updated with accurate forecasting, monthly.
  • Valuation budgets are prepared mid-year.
  • Budget preparation is completed within allocated time frames.
  • Liaise with brokers to determine market rental, trends, and vacant space.
  • Negotiate new leases and renewals at market rates six months prior to expiry dates.
  • Compile annual budgets and update working budgets.
  • Check monthly income statements and explain all queries raised by Asset Managers pertaining to leasing.
  • Effect regular lease audits to ensure system information versus lease documentation is correct.
  • Collate reports and information as required by Regional Manager, Head of Property Management, and Asset Managers.
Essential Skills
  • Grade 12 (Matric), relevant diploma, or degree.
  • Minimum of 7 to 10 years in a relevant field, with at least 3 years in a leasing position.
  • Strong proficiency in relevant computer packages (MS Office) and software packages.

Excellent attention to detail and numerate accuracy are essential for this role.
