Regional Development Manager (Trading & Development)

Job grade: D3

Job Purpose

Responsible for the performance of the development team in terms of income and capex budget on a regional basis. Delivering superior developments for Growthpoint on time and within budget. Generating development fees and development profits from Trading and Development opportunities.

Role Location

Growthpoint Office in Claremont, Cape Town.

Working Conditions

The position will be required to work both in office, out of office and on construction sites. The Company will accommodate some flexibility in this regard.

Reporting Manager

The Regional Development Manager reports to the Head of Developments of the various sectors.

Direct Subordinates

This role has 4 direct reports:

- Development Managers
- Junior Project Manager
- Development Coordinator

Reporting
- Development report for the relevant sector(s)
- Sector specific monthly report
- Deal Forum reporting
- Property Committee reporting
- Risk Review Report (for Deal Forum)
- Financial reporting (per development)
- Progress reporting (per development)
- Any other reports that might be required by the various Clients.
- Handover reporting

Budget Responsibility

The Regional Development Manager will be responsible for managing the Capex spend according to the approved project budget and ensure cash flow management and treasury guidance to be done monthly per project.

Duties and responsibilities
- Responsible for the performance of the development team in terms of income and capex budget on a regional basis.
- Delivering superior developments for Growthpoint on time and within budget.
- Generating development fees and development profits from Trading and Development opportunities.
- Manage Trading and Development reporting on a regional basis.
- Analysing development and construction trends and incorporate best practice into the business.
- The management of regional staff regarding all development recruitments, performance management, career development, succession planning, training recognition and team building.
- Drafting and implementing a five-year regional Trading and Development strategy in partnership with the Development Heads.
- Leading internal and external stakeholder’s liaison to maximise development opportunities in the region.
- Leading the department to enhance asset value by managing & delivering developments that exceed industry standards.
- Collaborate with asset management to add value in respect of redevelopment and development opportunities.
- Ensure a sustainable development pipeline in respect of the Trading and Development business for the region in partnership with the Head of Developments.
- Ensure approval of development payments within the levels of authority.
- Ensure development proposals, project administration, JBCC & Development Agreements are updated and managed accordingly.
- Ensure that the Development Managers / Project Managers manage the Capex spend according to the approved project budget for the region.

- Manage the team to ensure that developments are delivered timeously and within programme guidelines.
- Team to ensure that developments are delivered with good quality standards
- Implement best practices in relation to procurement and associated contract administration and implement procurement guidelines i.t.o. BBBEE requirements
- Manage overall implementation of tenant installations for internal GPT or external stakeholder take on.
- Ensure effective management of Risk and Compliance Management to ensure compliance with all statutory building regulations.
- Value Engineering of development concepts & refinement to ensure “future-proofing” of the investments
- Ensure that Green and sustainable principles are implemented to developments and responsibly manage any direct impacts that may occur on communities and the environment.
- Implement best practice in relation to the appointment of professional teams and contractors.
- Development a marketing strategy in respect of the region and each project in conjunction with the Development Property Consultant and the marketing department in partnership with the Head of Developments.
- Ensure cash flow management and treasury guidance to be done monthly per project
- Ensuring a seamless and detailed integration of all functions in the Trading and Development team.
- Ensure the performance of the trading and development managers and the respective teams within the region.
- Effective timeous handover of the asset to property / facilities management or client
- Negotiate terms of development leases with prospective clients and prepare relevant development agreements.
- Ensure deal forum motivation of the highest standard is professionally presented to the Deal Forum Committee in partnership with the Head of Developments.
