**Job Title: Property Sales & Rentals Manager for Property Development Company based in Midrand**

Job Summary:
The Property Sales & Rentals Manager is responsible for overseeing all aspects of property sales and rentals within a property management company. This role involves managing a team of sales and rental agents, developing effective marketing strategies, maintaining client relationships, and ensuring the smooth operation of property transactions. The Property Sales & Rentals Manager plays a vital role in maximizing property revenue, maintaining occupancy rates, and providing excellent customer service.

Duties and Responsibilities:
Team Management:

- Recruit, train, and supervise a team of sales and rental agents.
- Provide guidance, support, and motivation to the team to achieve sales targets and rental goals.
- Conduct regular performance evaluations, provide feedback, and identify areas for improvement.
- Foster a collaborative and positive work environment.

Sales and Rental Operations:

- Oversee all property sales and rental activities, ensuring compliance with company policies, processes and legal requirements.
- Design and implement a strategic marketing strategy that expands company’s customer base and ensure its strong presence
- Coordinate property showings and events with the Marketing Team
- Coordinate with Marketing on lead generation
- Conduct market research to stay updated on current property trends, rental rates, and sales prices
- Monitor competitor activity and adjust strategies accordingly
- Maintain accurate records of property listings, sales, and rentals stats

Client Relationship Management:

- Build and maintain strong relationships with property owners, buyers, tenants, and other stakeholders
- Provide exceptional customer service, addressing inquiries, concerns, and resolving issues promptly
- Collaborate with CRM and Maintenance Departments to identify, develop and implement cross-functional customer service initiatives and resolve customer service issues.

Financial Management:

- Prepare and manage budgets for property sales and rental operations
- Monitor revenue streams, rental collection and sales commissions
- Analyse reports and implement strategies to improve profitability and occupancy rates

Legal and Regulatory Compliance:

- Stay updated on relevant real estate laws, regulations and industry best practices
- Ensure compliance with fair housing regulations, rental laws and other legal requirements
- Review lease agreements, sales contracts and other legal documents with the Legal Department.

Qualifications and Skills:

- A qualification in the related field preferable
- Experience in property sales, rentals, or real estate management will be beneficial
- Strong knowledge of local real estate market trends, regulations and property sales and rentals values
- A minimum of five years’ experience as a Sales/Rentals Manager
- Excellent leadership and team management skills
- Exceptional communication and negotiation abilities
- Strong organizational and time management skills
- Proficient in property management software and Bitrix systems will be advantageous
- Ability to work under pressure and meet sales and rental targets
- Attention to detail and high level of professionalism
