Position title : KEY ACCOUNT MANAGER

Position reports to : INLAND MANAGER

Business Unit : FACILITIES MANAGEMENT

**Main purpose / objective of the position**:
To plan, inspect, direct, coordinate and budget, either personally or through subordinate personnel:

- All activities pertaining to the Management and Control of Services per site e.g. Janitorial, Mechanical, Electrical and general handyman services, SHEQ, Contactor management,
- Specialized maintenance contractors.
- Tenant installations.
- Execution of all building related activities (hard and soft services) as predetermined by EFM, the SOP and the SLA.
- Ensure adherence to the SLA between EFM and the client is maintained.

**Decision making authority**:

- Financial P&L management
- Property Management Service as per agreed objectives
- Management of CMMS,CFMS and related systems
- Management of service contracts
- Decision making
- Compliance to the OHS Act and other statutory requirements

**Experience / Education**:

- A minimum of 5 years’ experience in Asset/Maintenance Management.
- Minimum qualification Diploma in facilities management (Advantageous degree in a facilities or property studies).
- Technical competency would be advantageous
- Member of the GBCSA would be advantageous or in the process of obtaining membership.

**Skills required**:
Business Writing Skills, Financial / Numeracy Skills, Quality/standards awareness and implementation, basic contract management, Computer Literacy. Co-ordination Skill. Facilities Helpdesk Software (MyMCS). Leadership, coaching and mentoring skills. Problem solving, Negotiation.

**Knowledge required**:
Knowledge of Property Management Services, Advanced technical knowledge, knowledge of Company policies and procedures, Administration principles and reporting, Workable knowledge of statutory requirements, Knowledge of cost budgeting and control. CMMS and CFMS Knowledge.

**Competencies required**:
Team Leadership, Change Management, Customer & Quality focus, Problem solving and decision making, Financial & Business Acumen, Communication, Innovation and Analytical Thinking (on higher level), Demonstrate "Can do attitude"

- Geographical spread of building.
- Grading and complexity of building.
- Tenant and customer profile
- Technical Complexity of Facility
- Management complexity & intensity of site
- SLA's, Customer requirements and expectations
