Building Operations Manager

Our client, a leading property management company seeks to appoint a Building Operations Manager with previous experience in building maintenance management with a commercial, retail or industrial property environment.


The ideal incumbent will have a minimum of 5 years building management experience with a sound understanding of general electrical, HVAC, plumbing, OHSA and various soft services.

Be responsible for the inspection of buildings, management and control of service
- and maintenance contractors, management and control of tenant installations and execution of building maintenance requirements.

Skills & Qualifications_

  • Minimum Grade 1
  • Minimum of 5 years general and practical building or facilities management experience
  • Knowledge of safety, fire and emergency procedures will be advantageous
  • Knowledge of Occupational Health and Safety Act and relevant legislation will be advantageous
  • Knowledge of SLA's and lease agreements will be advantageous
  • Knowledge of basic technology in building (electrical, plumbing and construction) is extremely essential
  • Knowledge of mechanical and airconditioning systems
  • Knowledge of daytoday operations (cleaning, security)
  • Have previous exposure to a Building Management System
  • Strong verbal and written communication skills advanced
  • Budget management skills
  • Conflict management skills
  • Report writing skills
  • Project management skills will be advantageous
  • Time management skills is very important

Key Performance Areas:_

Building Management & Administration

  • Conduct building inspections and ensure
  • Manage soft services; cleaning, security, landscaping contracts
  • Conduct takeon and takeback inspections
  • Ensure tenants and contractors adhere to safety and building standards
  • Manage planned preventative maintenance plans
  • Manage all complaints from tenants relating to building maintenance
  • Energy management including meter readings.
  • Risk management and access control.
  • Manage emergency plans.
  • Coordinate and processing of Public Liability and Property Damage Claims
  • Coordinate and chair OHASA meetings.

Budget and Expense Control

  • Provide input on annual expense budgets.
  • Control monthly expense budget and manage and create purchase orders on system.
  • Maintain stock register.
  • Manage and issue work orders.

Tenant Installations, revamps & upgrades

  • Manage tenant installations.
  • Onsite project management of all installations, revamps and upgrades in conjunction with the Property Manager

People Management

  • Manage the Service Level Agreements with all outsourced contractors.
  • Manage support staff and ensure relevant training is provided

R35, R40,000.00 per month
