This role forms part of the Club Resco operations team, based in Maitland, Cape Town.

The Role

As Rental Manager, you'll oversee the leasing, management and operational performance of our residential rental properties. You'll ensure smooth day-to-day operations, optimise occupancy, maintain tenant satisfaction and manage rent collection, all while keeping everything compliant with relevant legislation.

Your role is hands-on and suited to someone who can balance methodical work with quick problem-solving. You'll work closely with property and finance teams, monitor leasing trends, coordinate maintenance, and support tenants and owners with professionalism and efficiency. With your organised approach and practical mindset, you'll help keep our properties running smoothly while driving rental income and operational excellence.

Key Responsibilities

Property Leasing and Tenant Management

Manage leasing: marketing vacancies, viewings, screening, and applications.

Prepare and negotiate lease agreements.

Maintain strong tenant relationships and handle queries.

Drive tenant retention initiatives.

Oversee rent collection and arrears follow-ups.

Track rental income, occupancy, leasing and trends.

Prepare monthly management reports.

Support budgeting and forecasting for rental properties.

Coordinate maintenance, repairs, and inspections.

Manage contractors and service providers.

Ensure compliance with safety and property regulations.

Lead and support rental/admin staff.

Maintain accurate tenant and property records.

Oversee smooth daily rental operations.

Ensure compliance with property and tenancy laws.

Manage lease terminations, notices, and legal processes.

Stay informed on legislative updates and market trends.

What We're Looking For

A BSc in Property Studies or a related property qualification

At least 3 years' rental or property management experience

Strong understanding of property laws and leasing processes

Confident communication and negotiation skills

Solid knowledge of property management software such as PayProp or Rent Manager

Strong leadership ability with a steady, organised approach

Good financial insight and attention to detail

A problem solver who handles pressure well and keeps service levels steady
