Chief Operating Officer – Mobile Home Park Business

Location: Remote / Offshore

Compensation:

Latin America: USD $4,000 – $5,000/month + performance-based bonuses & long-term equity opportunitiesSouth Africa: USD $4,500 – $6,000/month + performance-based bonuses & long-term equity opportunities

The COO will design and implement operational systems that enable rapid scaling, oversee occupancy acceleration, manage teams, and ensure financial and operational performance. This role requires urgency, extreme ownership, and the ability to deliver measurable results from day one.

First Mission: Achieve 100% occupancy across 258 units within 6 months.

Key Responsibilities

Occupancy Acceleration

Own the occupancy pipeline: marketing → lead generation → screening → lease signing → move-in → retentionExecute systems to achieve 100% occupancy by target dateBuild tenant retention programs maintaining 95%+ occupancy

 

Operational Systems & Excellence

Implement SOPs for maintenance, collections, screening, move-ins/move-outs, and vendor managementDeploy property management automation tools and KPI dashboardsBuild systems that scale without creating dependencies on individual contributors

 

Team Leadership & Development

Recruit, train, and manage property managers, maintenance, and leasing teamsBuild a high-accountability, high-performance cultureScale team structure as the portfolio grows

 

Financial Performance Management

Full P&L responsibilityDrive NOI growth through occupancy optimization and cost managementDevelop projections and models for scaling operations

 

Growth Infrastructure & Scalability

Prepare systems for rapid acquisition integrationBuild scalable processes for future portfolio growthIdentify and eliminate bottlenecks before they impact operations

 Required Qualifications
7+ years in property management, CRE operations, or mobile home park managementProven track record managing teams remotely and achieving occupancy/revenue targetsMulti-site operations experience preferredStrong analytical, financial, and technical skills (spreadsheets, dashboards, AI, PM software, CRMs)SOP development experience and excellent written/verbal EnglishDemonstrated success improving occupancy, scaling teams, and reducing costs
