Estate Manager

Rand Park High School, a leading co-educational high school, based in Randburg, Gauteng, requires a full-time, live-in Estate Manager to lead and oversee all aspects of the School property’s upkeep, care, maintenance, security, health and safety and facilities management. Additionally, to maintain refurbishments and other building advancements in terms of development and procurement and to act as the School representative with suppliers to the campus, professional advisors/experts and external contractors.
The Estate Manager is responsible for the team that carries out skilled and general maintenance, building, setup for sporting, cultural and marketing events, and gardening duties and will be involved in all aspects of managing the school’s campus.
This role is suited to a **graduate with a relevant Bachelor’s Degree in Business and/or Facilities Management **with sound business acumen and experience in managing a multi-million Rand budget.

**KEY RESPONSIBILITIES**:
- Overseeing the smooth running of the campus and working directly with the Deputy Principal to plan and execute a management plan of the property and grounds maintenance
- To assist/manage the design and build of new projects from minor works e.g. refurbishment of office/teaching spaces, to major projects e.g. future new builds
- To develop strong and positive working relationships with school staff to maximise the potential of the campus and its development
- To ensure appropriate safeguarding and health and safety compliance and that all risk assessments and contractor safety checks are carried out
- To manage the ground/support staff and external contractors
- To manage the performance of individual employees and ensure that the relevant training and development is provided
- To prepare annual budgets, oversee expenditure within budget constraints and ensure sound financial management and governance
**Maintenance of Grounds and Buildings**
- Ensure that the fixtures and fittings of the campus are maintained to a high standard and meet the School’s current and future needs
- Ensure daily and short-term maintenance of all areas of the school. This will involve both reactive maintenance and prioritising a short, medium and long-term maintenance programme
- Prepare annual, costed plans for repairs and upgrades to the buildings and grounds
- Budgetary control and financial management
- Manage all works within budget
- Ensuring that the school’s campus is well maintained and all practical equipment is running smoothly
**Provision of Utilities and Estate Services**
- To take responsibility for and ensure all utilities provision, including water, gas and electricity (including back-up power), is effectively managed and that usage minimises wastage
- Ensure that boilers, air-conditioning, ventilation, vehicles and mechanical equipment is maintained, insured and replaced as and when necessary
- Provide adequate training, supervision and staff development for all employees within the campus support team
- Ensure that all campus support staff and contractors comply with the rules and procedures set by the school
**Health and Safety & Fire Safety**
- Responsibility for fire safety of the campus, in collaboration with the senior management of the school to ensure all buildings comply with health and safety regulations
- To act as a key holder and ensure that all key holders understand their responsibilities
- To ensure all fire systems and prevention equipment are properly and appropriately installed and maintained and that all fire alarms and fire extinguishing systems are regularly tested and that the necessary compliance certificates are obtained
**Operational Matters**
- To ensure the effective deployment of staff to provide the manpower needed to cover the setup and related requirements for all day-to-day school activities, sport fixtures and marketing events, seven days a week
- To ensure the effective deployment of staff to maintain the school minibus fleet and provide drivers as and when required including the daily school runs
- Liaison with the school’s Chief Financial Officer on a day-to-day basis or as required on work to be done; contractor payments and other financial matters
- Managing utilities and ensuring the Deputy Principal receives competitive quotes on any repairs that may be required in accordance with school/GDE policy
- Contract negotiation
- Managing contact with contractor teams
- Acting as the first point of contact for staff and contractors
- Acting as first point of contact in case of emergency (i.e. alarm activation, pool leaking, on-site emergencies etc)
**ESSENTIAL REQUIREMENTS**:
- Bachelor’s Degree in Business or Facilities Management
- Budgetary control and prior experience in managing a multi-million Rand budget
