**Summary**

Leading Own Haven Property Management - overseeing of the business unit to achieve revenue targets and growth plans through the growth of the portfolio, while driving the business forward.

1. **Operational requirements**
- Third-Party Manager - Optimize revenue through the growth of the portfolio. Ensure the effective administration and management of properties & BC/HOAs in line with legislation. Oversee the annual budget process, ensuring accuracy and approval ofmarketing material.
- Relationship and Property Management - Oversee the efficient and effective administration and management of the company. Ensure the efficient and effective administration and management of related processes. Review monthly business unit results and ensure regular and accurate reporting to all relevant stakeholders.
- Financial and Risk Management - Prepares operational budgets and authorizes expenditure for the relevant regions. Analyses and formulates responses to all risks associated with the relevant regions. Effective management of the credit control function. Prepare monthly credit control reporting on organizational operations and arrears analysis.
- New Business - Ensure marketing plans are efficiently and accurately prepared and implemented. Prepare, submit and pursue management proposals to ensure growth targets are met. Oversee the process of taking on new mandates / properties under management.
- Staff Management - Oversee and manage office, staff and resource functions with regards to daily activities and requirements. Ensure timeous submission of monthly HR information for salary preparation. Manage staff’s work allocation, performance and development in line with company policies and procedures. Perform all duties, within your vocational abilities, as requested
- Community Development - Manage Corporate Social Investment activities in line with OHHA’s mainstreaming plans. Engage with current volunteers involved in the CSI programs and attract new volunteers.

2. **Financial** - Ensure effective cost saving and waste elimination. Set Annual Budgets and Quarterly Forecasts. Meet output requirements, while containing expenditure.

4. **Quality Compliance**:

- Ensure OHPM is compliant with relevant legislation (EAAB, FICA). Role-out changes in legislation and ensure adequate training. Ensure properties are managed within the constraints of relevant legislation. Comply with Quality requirements as outlined by the company Procedures and Written Instructions in all tasks and activities.

5. **Safety, Health and Environmental**:

- Carry out any duty or requirement imposed on the company by the OHS Act. Ensure that the requirements of the OHS Act are complied with by every person under your supervision. Ensure that reasonably practicable steps are taken to identify, manage or eliminate any hazards or potential hazards to the safety or health of employees. Report any unsafe or unhealthy situations to the Managing Director.

**Minimum qualifying requirements**:

- Degree in Property Management highly advantageous
- Registered with EAAB and having a valid FFC
- Paddocks Sectional Title Scheme UCT qualification advantageous
- A minimum of 5-10 years management & planning experience.
- A minimum of 5-10 years client services / marketing experience
- Experience in direct management and supervision of staff
- Valid drivers license, and own vehicle

**Salary**: R30,000.00 - R33,000.00 per month
