**Opportunity Available Our client in the Property Sector is looking to employ a General Manager to join their dynamic team in East London.**

**Relationship & Property Management**:

- **Oversee the efficient and effective administration and management of the company.**

- **Ensure the efficient and effective administration and management of related processes**
***:

- **Review monthly business unit results and ensure regular and accurate reporting to all relevant stakeholders.**
***:

- **Oversee the effective management of properties in line with relevant legislation**
***

***

**Financial & Risk Management**:
***
- **Prepares operational budgets and authorizes expenditure for the relevant regions.**
***:

- **Analyses and formulates responses to all risks associated with the relevant regions.**
***:

- **Effective management of the credit control function.**
***:

- **Prepare monthly credit control reporting on organizational operations and arrears analysis.**
***

***

**New Business**:
***
- **Ensure marketing plans are efficiently and accurately prepared and implemented**
***:

- **Prepare, submit and pursue management proposals to ensure growth targets are met**
***:

- **Oversee the process of taking on new mandates / properties under management**
***

***

**Staff Management***:
***
- **Oversee and manage office, staff and resource functions with regards to daily activities and requirements**
***:

- **Ensure timeous submission of monthly HR information for salary preparation**
***:

- **Manage staff’s work allocation, performance and development in line with company policies and procedures**
***:

- **Perform all duties, within your vocational abilities, as requested**
***:

- **Carry out any other ad hoc duties as and when required by management**
***:

- **Liaise with different personnel, as is required, to prevent delays and on-time delivery**
***

***

**Finance**:
***
- **Ensure effective cost saving and waste elimination**
***:

- **Set Annual Budgets and Quarterly Forecasts**
***:

- **Meet output requirements, while containing expenditure**
***:

- **Ensure control and approval of expenses in accordance with the company approvals framework**
***:

- **Review monthly results and report on variances**
***

***

**Human Resources**:
***
- **Familiarise yourself with and, at all times, act in accordance with the company’s policies and procedures**
***:

- **Execute company EE plan, procedures and targets**
***:

- **Formulate and execute a Workplace Skills Plan in conjunction with the HR Department**

- **Manage staff performance through the Company Performance Management program**

- **Ensure OHPM is compliant with relevant legislation (EAAB, FIC)**
***:

- **Role-out changes in legislation and ensure adequate training**
***:

- **Ensure properties are managed within the constraints of relevant legislation.**

- **Comply with Quality requirements as outlined by the company**
***:

- **Procedures and Written Instructions in all tasks and activities**
***:

- **Ensure that the required procedures and Quality standards are adhered to**
***:

- **Ensure high quality standards of work are adhered to at all times**
***:

- **Complete all documentation timeously and accurately**
***

**Safety, Health & Environmental**:

- **Carry out any duty or requirement imposed on the company by the OHS Act**
***:

- **Ensure that the requirements of the OHS Act are complied with by every person under your supervision**
***:

- **Ensure that reasonably practicable steps are taken to identify, manage or eliminate any hazards or potential hazards to the safety or health of employees**

- **Report any unsafe or unhealthy situations to the Managing Director**

**Job Requirements**:
***
- **A minimum of 5-10 years management & planning experience.**
***:

- **A minimum of 5-10 years client services / marketing experience**
***:

- **Experience in direct management and supervision of staff**
***:

- **Degree in Property Management highly advantageous**
***:

- **Registered with EAAB and having a valid FFC**
***:

- **Paddocks Sectional Title Scheme UCT qualification advantageous**
