Property and Contracts Manager

About the Role
As an ambassador of the Intercare brand, we are seeking an experienced Contracts and Property Manager to join our Corporate Services division in Menlyn Central, Pretoria. The ideal candidate will have a proven track record in managing property-related and rental matters for a dynamic healthcare company like Intercare.
Key Responsibilities
- Manage the planning, execution, and control of all property-related and rental matters for the Intercare Group.
- Load new Lease Agreements and Renewal Lease Agreements on the MDA system, ensuring accurate information and timely completions.
- Terminate Tenant agreements expiring on the MDA system, stopping charges and maintaining accurate records.
- Oversee the efficient flow of documentation between stakeholders, including the Tenant Committee, Practice Manager, Tenant, and Facilities department.
- Perform ad-hoc duties as required, assisting with queries and presenting information to Management upon request.
- Liaise with attorneys regarding tenant or landlord issues, ensuring prompt resolution.
- Reconcile Landlord Accounts and Tenant Accounts, checking calculations of Rent Quotations for new tenants.
- Negotiate lease agreements with new potential tenants, ensuring timely setup and resolution of maintenance issues.
- Ensure contract adherence, proactively managing contract expirations and commencements, and reviewing rental contracts for compliance with standard terms and conditions.
- Finalize and send tenant statements/invoices, checking capturing and calculation of variables and utility charges.
- Implement controls for accurate billing, sending Tenant Statements and Rent Rolls to stakeholders.
- Align MDA account mappings with Finance/Accpac, handle account changes, and facilitate timely tenant deposit refunds.
- Obtain approval for bad debt write-offs, update MDA system accordingly, and manage landlord/supplier invoices.
