**Client Details**:
Our client is a real estate company specialising in property management, investment, and development within both the residential and commercial property sectors. With a focus on customer service and long-term growth, they provide tenant screening, rent collection, property maintenance, and investment opportunities. **Role Responsibilities**:
**Portfolio Management**:
Overseeing the day-to-day operations of the residential property portfolio.

Ensuring properties are properly maintained and comply with relevant regulations and standards.

Developing and implementing property management policies and procedures.

Monitoring and maintaining occupancy rates and rental income.

Regularly visiting properties to conduct inspections to assess condition and identify maintenance or repair needs.

Coordinating property improvement projects and renovations.

**Tenant Relations**:
Establishing and maintaining positive relationships with tenants.

Addressing tenant inquiries, complaints and requests promptly and professionally.

Conducting tenant screenings, lease negotiations, and move-in/move-out processes.

Enforcing lease agreements, rent collection, and handling eviction procedures when necessary.

Coordinating communication and correspondence with tenants.

**Team Management**:
Supervising and leading a team of property management staff.

Providing guidance, training, and support to team members.

Delegating responsibilities and ensuring efficient workflow.

Conducting performance evaluations and addressing any performance issues.

**Preferred Qualifications**:
Relevant tertiary qualification in a related field would be an advantage.

**Relevant Skills / Experience**:
Proven experience in residential property management or a similar role.

Excellent communication and interpersonal skills.

In-depth knowledge of local landlord-tenant laws and regulations.

Strong problem-solving and decision-making abilities.

Attention to detail and ability to handle multiple tasks simultaneously.

Proficient in property management software and Microsoft Office Suite.

Valid driver's licence and ability to travel to different properties as needed.

A background in facilities management would be an advantage.
