Lettings Negotiator

An exciting opportunity has become available to join an Estate Agency in the Lettings division in the UK.

We are searching for a driven and ambitious Lettings Negotiator with excellent telephone skills, a hunger to succeed & personal ambition. The successful individual must have a passion for property.
- Sales knowledge and therefore able to handle incoming inquiries.
- Generate business by prospecting the current database.
- Reactively dealing with incoming inquiries from properties being advertised.
- Qualifying & registering new applicants.
- Handling all lettings inquiries.
- Booking viewings and valuations.
- Advise clients about the letting process.
- Check tenant references.
- Prepare tenancy agreements and inventories.
- Make sure all aspects of the letting process meet legal requirements.
- Prepare move-in folders (ID documents, move-in checklist, property certificates such as EPC, Gas & EICR, create tenancy agreement)
- Make sure tenancy agreements have been signed and ensure payments have been received (first month’s rent and damage deposit)
- Negotiate rental increases and decreases with landlords.
- Schedule legionnaire risk assessments for all properties and ensure all EPC, EICR & Gas certificates are in place
- Ensuring that you are up to date on lettings legislation.

**Requirements**:

- Minimum 3 years’ experience in Lettings and Administration
- Knowledge of CRM systems

**Hardware Requirements**:

- Own computer or laptop with Windows Pro 10 Minimum i5 processor
- ADSL/ FIBRE internet line. Minimum 100 meg line
- Headphones for use with our VOIP phone system.
- Anti-virus installed.
- UPS/Back-up Battery for load shedding - non-negotiable and sufficient to last higher levels of load shedding schedules.

**WORKING HOURS**:
**09:00 - 18:00 UK Time**
