Group Property Manager

**Purpose of the Job**:
The Group Property Manager is responsible for championing and leading the property management practice across the Shoprite Group. The role oversees a sizeable portfolio of properties located in multiple countries and manages the workflow of a large multidisciplinary property management team to deliver on strategic goals and key performance indicators. As the Group Property Manager, you will be accountable for providing strategic leadership in order to drive efficiencies, optimise costs, enhance operational performance, and enable business growth. This role requires a combination of technical and analytic expertise, people skills, attention to detail, strategic thinking, influencing skills and commercial acumen.
**Job Objectives**:
Define property practices, policies, and processes to ensure that they are strategically implemented across portfolios and that risks are identified, monitored, and mitigated.
Drive consistent execution of the leasing process across portfolios, ensuring lease renewals, negotiation of lease agreements, rentals and administrative functions are executed within standard.
Ensure agreed terms are fulfilled by all parties and contractual obligations of tenants executed on time and within agreed standards across portfolios.
Ensure relationships with tenants are well-managed, maintained and property requirements met.
Work in collaboration with cross functional teams to ensure that property and infrastructure needs are clearly understood and executed.
Drive the efficient management of buildings and facilities across the portfolio, executing audits and checklists to ensure maintenance, security and health and safety standards are met.
Ensure contractor performance and relationships are managed in line with contractual agreements and in terms of the Occupational Health and Safety Act.
Develop and optimize networks with key stakeholders to ensure the portfolios remain ahead of developments in the property market.
Optimize the business through new customer leads and property management referrals.
Work alongside brand, marketing and PR teams to attract and drive traffic to the shopping centres.
Lead property management functions both in South Africa and Non-RSA countries.
Stay abreast with industry trends and best practices in property management. This includes staying informed about new developments in the field.
Manage and report on the financial performance across portfolios, ensuring budget and income statements are managed to maximise rental income, minimise expenses, which will result in maximising the return on investment for the property.
Prepare and manage the annual budget across portfolios and maintain effective budgetary control to achieve operational efficiencies.
Facilitate, manage and police strict sign off on expenditure approvals across portfolios.
Prepare and report on variances across portfolios throughout the year, proactively mitigating risks and deviations.
Manage and execute audits, ensuring compliance and timeous submission of audit reports.
Routinely evaluate pricing models, revenue streams, and market trends and make recommendations to leadership on business opportunities.
Continually strive to identify ways to add value to each centre/property.
Manage the property team, drive efficient workflows and execute oversight over all compliance, service excellence and delivery of performance standards to ensure the function operates within the aims and objectives of the organisation.
Facilitate training of new team members and support continuous learning initiatives within the team, ensuring the team is enabled to deliver on performance expectations.
**Qualifications**:
Degree in Finance, Property Studies, Business, Legal or an equivalent field - (beneficial)
Advanced certificate in Shopping Centre Leadership - (beneficial)
**Experience**:
+7 years’ experience in a similar leadership role, with expert-level knowledge managing multiple and sizeable property portfolios across the value chain in a large and complex organisation - (essential)
**Knowledge and Skills**:
Strong knowledge of property disciplines including negotiations, agreements, contracts, rentals and financials - (essential)
Well-developed knowledge of the property retail market with a good understanding of store viabilities and shopping centre management - (essential)
Ability to travel at short notice as per operational requirements - (essential)
Exposure to both RSA and Non-RSA operations and properties - (beneficial)
Exposure to the full range of the LSM markets (beneficial)
Exposure to SAP RE- (beneficial)
Strong proficiency with MS Office 365 with an advanced level of Excel skill - (essential)
