**Job Purpose**:
Responsible for co-ordinating tasks / schedules for maintenance teams. Process / control/ manage job card system from purchase order to supplier invoice on MRI Property central software system. Liaising with suppliers / service providers/ obtaining quotes. Carrying out monthly property inspections, liaising with service providers to ensure high service levels are maintained. Ensures maintenance jobs are carried out timeously, providing feedback to maintenance managers & customers. Maintaining properties document system.

**Qualifications and or Experience**:

- Bachelor’s degree in property management or similar
- Construction estimating or finance experience is advantageous
- Strong analytical and critical thinking skills
- Excellent negotiating and interpersonal skills
- Ability to organize, plan and strategize
- A valid driver’s license

**Responsibilities**:

- Property Management skills
- Planning of maintenance schedules
- Administration of team
- Scrutinizing maintenance and material costs, as well as contracts to ensure the best deals.
- Liaising with site managers, clients, contractors and subcontractors.
- Preparing reports, analyses, risk assessment and other documents
- Keeping track of materials and ordering more when required
- Establishing and maintaining professional relationships with external and internal stakeholders
- Traveling from the office to various sites as required.
- Liaising with clients to identify their needs
- Estimating quantities, costs and time scales for material and labour
- Identifying and weighing up commercial risks
- Ensuring that clients get value for their money
- Advising on the maintenance costs of specific buildings
- Following building regulations and health and safety
- Working at a client’s business, in an office or on a construction site
- Property Maintenance, handle job cards, purchase orders, supplier invoices
- Property Inspections - Monthly
- Monitor Service Providers
- Maintain inspection list
- Reporting on maintenance and properties
- Maintain property document systems

**Skills, Knowledge and Attributes**:

- Strong numerical skills
- Good working knowledge of MS Excel and the ability to learn how to use specialist software
- Excellent relationship-building and interpersonal skills
- The ability to work in a team
- The ability to negotiate
