  • Managing the properties on our portfolio, ensuring they are well maintained, clean and in excellent condition
  • Ensuring regular property checks are conducted
  • Ensure you are on call for any emergencies which may arise
  • Overseeing the maintenance, housekeeping and GR departments to ensure standards and policies are upheld and maintained
  • Consistent owner communication and meetings ensuring they are engaged, and informed regarding their properties.
  • Implementing policies & procedures in the various operations departments & training staff on same
  • Ensuring all or any insurance claims are dealt with timeously to prevent any losses
  • Ensuring all insurance policies are checked annually and that any changes or updates are communicated to the property owner for approval
  • Handle guest complaints and special requests, ensuring high levels of guest satisfaction
  • Ensure that all property related issues, whether maintenance or housekeeping, is dealt with timeously
  • Oversee daytoday operations of the property management department ensuring operational efficiency and adherence to company standards
  • Be well versed and knowledgeable with the health and safety requirements at all properties and ensure all servicing and replacements of equipment is done timeously as per government requirements
  • Ensure all properties meet the high standard of our portfolio, including cleanliness, safety and adherence to policies and procedures of the company and local laws
  • Have a keen eye for detail
  • Must be able to problem solve and think on your feet
  • Ensuring staff are presentable at all times
  • Manage disciplinary and grievance procedures if and/or when required
  • Recruitment of new staff if and/or when required
  • Implementation of training manuals within the different departments if and/or when required
  • Managing relationships with suppliers, contractors, and service providers to ensure timely delivery of goods and services required for property management
  • Ensuring that review links are sent out to guests once they depart to review their stay and dealings with Turnkey36
  • General HR related duties
  • Stock control measure implemented and being adhered to
  • Monitoring of health, safety and hygiene standards
  • Restructuring and continued improvement of property management department
  • Assist the company in improving and streamlining the entire Property Management Department, including, but not limited to systems, improvement of database, contracts
  • Ensure all office systems and company policies are adhered to
  • Monitor and maintain the company's reputation and act as an ambassador by upholding the values and culture

Essential experience, knowledge & skills**:

  • Have relevant Property Management or Hotel Management experience in the luxury holiday rentals industry
  • Previous experience in Villa Rental Industry, Tourism/ Hotel or Hospitality preferable
  • Have a hotel management diploma or similar
  • Customer service and interpersonal skills needed to meet with prospective and current owners and/or guests
  • Good verbal communication (English and Afrikaans)
  • Attention to detail
  • Organization and the ability to multitask efficiently
  • Problemsolving to find effective solutions for a variety of potential issues
  • Knowledge of basic OHS
