Head of Data Centre Construction

The Head of Data Centre Construction will be a part of the innovative fast paced team that builds world class Teraco Data Centres.
Teraco data centres are industry leading through their cost-effective design and energy efficiency. The Head of Data Centre Construction will administer all construction contracts ensuring full compliance including all commercial elements. He / She will be responsible for delivery of the data centre development program and responsibilities will commence in the development lifecycle at the site identification and acquisition stage through due diligence to construction and to the ultimate handover to the operational business unit.
**The Head of Data Centre Construction will be responsible for**:
- Construction project management and oversight of construction related activities as they relate to new builds. This will include the ownership of the project scope, timeline, and budget.
- Direct interface with the professional teams and construction general contractors during the bidding, award, execution, commissioning, project close out and hand-over phases.
- Engage with clients and represent Teraco regarding any aspect of the business
- Work with general contractors and vendors to deliver efficient and high-quality projects.
- Lead negotiations with general contractors and evaluate bids/proposals with detail and accuracy.
- Providing strategic planning, project management, and financial oversight in new build development
- Creation of construction project scope and request for proposals.
- Capital requests/financial analysis of construction work including change orders, purchase orders, and invoicing.
- Understanding of electrical and mechanical designs associated with the construction of new data centres or the optimisation of existing data centres and coordinating with the technical design teams.
- Construction project quality control including support of the commissioning process.
- Recording and reporting key construction metrics to team members and management.
- Be the leader within the group.
- Travel to sites for during construction, evaluations, fit-out, commissioning and site handover.
- Provide Vendor oversight and performance management.
- Lead and manage a large team of professional consultants to ensure effective project delivery
- Manage the approval and permitting phase of the development process and ensure approvals are in line with company requirements and local legislation. Maintain positive relationships with jurisdictions and planning commissions to ensure same.
- Implement and monitor general contractor and vendor performance during construction phase
- Ensure that the projects are effectively handed over to the company from the contract with completed documentation and in a ‘right first time’ manner.
- Support development efforts by working closely with other departments to determine more effective processes and tools
- Coordinate meetings and activities of vendors, cost managers, and integration of lessons learned.
- Manage project budget and costs, including the change management process
- Manage project schedule, including critical path analysis and work around planning
- Administer contracts, including maintaining strict compliance with the contract, scope of work and compliance with project specifications
- Coordinate authority, third party and stakeholder interfaces such as technical designs and Power Supply Connection
- Manage the delivery/transition of the projects to DC Operation teams
- Partner with the General Contractor and other Vendors to build a culture of collaboration
- Partner with Internal Cross Functional Partners to build a culture of collaboration
- Promote and model an attitude of continuous improvement, partnership, and teamwork in behaviours and communications
- Support and lead an industry leading safety culture and program and ensure sustainable construction practices.
BASIC QUALIFICATIONS:
- Either or, Bachelor’s degree in one of Civil Engineering, Construction Management, Electrical Engineering, Mechanical Engineering, or an equivalent engineering science
- 15+ years of recent experience in construction management of large, complex projects involving large-scale mechanical, electrical,
- Understand electrical engineering principles and local electrical codes.
- Strong background in electrical power system design
- Understand mechanical engineering principles for cooling systems.
- General contractor and vendor management experience (request for proposals, bidding, change orders) associated with construction and project execution.
- Subject matter expert in building/critical facility delivery.
- History of project management and construction delivery.
- Understanding of facility development from planning, site identification, utilities, design, contracting, safety, quality, commissioning, and delivery through to operational handover.
