Durban, South Africa JNL Property Management Full time

Applicant must have a good understanding of Microsoft word, excel and office. The applicant must also be able to speak and understand English very well and also have a good vocabulary which will assist with drafting of letters and replying to tenants.

Property administrative functions
- Draft offers and lease agreements of potential and current tenants.
- Ensure all lease agreements and addendums are signed for all tenants.
- Update monthly rental schedules and include lease start and end dates as well as escalations.
- Load properties and tenants on respective software.
- Update tenants checklist.
- Perform credit checks.
- Filing of statements and invoices are done correctly.
- Provide supporting documentation and information to the accountant.
- Taking minutes in meetings.

Invoicing and billing functions
- Make sure all tenants are invoiced on or before the 25th of each month.
- Make sure that the recoveries be it actual or from the municipal bill are correctly invoiced to the tenants.
- Formulate monthly rental schedule and make sure it ties in with the months invoices sent out.
- Recording tenant queries and responding to them as per the portfolio managers instruction.
- Payment updates and arrears list to be done weekly.
- Tenants are required to pay between the 26th and 5th of the month.
- Send letters of demand to tenants who have defaulted
