**Job Purpose** To ensure effective management of the building/s to the required standard.

**Perform / oversee maintenance of the buildings.**

1. Minor plumbing repairs as required.
2. Conduct minor electrical repairs
3. Painting, general maintenance
4. Conduct ad-hoc inspections on a daily/ weekly /monthly basis and inform the Property Manager of the repairs required.
5. Engage with contractors to ensure that the jobs issued are attended to in a satisfactory manner and complete the contractor slip
6. Ensure that all operational equipment (i.e. lifts, fire equipment, pumps) in the building is functional and serviced.
7. Always report any operational matters to the Maintenance / Property Manager.
8. Ensure that the general cleanliness and upkeep of the building is always at acceptable standards.
9. Ensure that all building equipment is functional (sump pumps, generators etc.).

**Perform administrative functions.**

1. Conduct defect inspections together with the tenant and Centre / Maintenance when occupation is taken and complete the relevant paperwork.
2. Conduct a clearance (Vacate Inspection) together with the tenant and Centre / Maintenance manager when the premises is vacated and complete relevant paperwork.
3. Ensure that all the work in progress (as per the monitor jobs that are issued on a weekly basis) are conducted and communicate with the Centre / Maintenance Manager with regards to outstanding work.
4. Align the vacancy schedule - i.e. ensure that the tenancy schedule on the system align with the vacancies in the building.
5. Deliver communication to the tenants (e.g. vacate notices, increase letters, renewal letters).
6. Ensure that parking is completed according to the regulations and deal with illegal parkers in the buildings.
7. Submission of monthly report, by due date, if required.

**Customer service**

1. Act as a liaison between City Property and the tenant.
2. Provide excellent customer service to the tenants and all stakeholders.
3. Be available to attend to tenant needs.
4. Interface with prospective tenants for viewing.

**Staff and contractor supervision.**

1. Ensure that the Cleaners, Security Staff, General Workers, and Contractors perform the required work to standard.
2. Ensure that the above mentioned staff /employees are in full uniform on a daily basis.
3. Monitor timekeeping, leave and performance of subordinates.

**Working conditions**:
Work required indoors and outdoors of the buildings. Working at heights may be required.
Relieve other Building Managers when on leave.
May be required to work at multiple buildings.
Stand in for emergencies (over weekends and after hours, including Public Holidays) and be accessible 24 hours per day.

**Qualifications & Experience**:
1. Matric.
2. 2-5 years’ experience in building management preferred.

**Skills & Knowledge Required**:
1. Basic knowledge of painting, plumbing and electrical work.
2. Knowledge of building management.
3. Good communication skills.
