Maintenance Technician

**Services-Air Conditioning**:

- To respond to emergencies, power outages, troubleshoot and diagnose response to environmental systems' issues
- Evaluate heating and cooling problems and determine corrective action
- Operate a variety of communications equipment; and handle other duties when needed.
- Maintain and repair the HVAC systems throughout the site as determined by the manufacturers recommended system as detailed by the site management.
- Monitor the operation of the HVAC control systems.
- Adjust variables and provide adjustment as required to ensure systems are operating correctly within parameters.
- Monitor and record values of HVAC systems to build up a database of records to provide data for energy efficiency improvement.
- Actively participate in the training and development plan as agreed at the appraisal to include HVAC control systems trade and language training as required.
- Personally accountable for ensuring all work is carried out in a safe and environmentally responsible manner.
- Monitor and record runtimes of equipment and ensure automatic changeover of run and standby pumps, chillers, air-conditioning units, etc.

**Building**:

- To undertake operation of all equipment, effective inspection and recording of logs and to take any remedial or immediate action and notification to Maintenance Manager as appropriate.
- To produce and maintain continuity of all material required to maintain a continuous workflow of the department.
- This includes procurement of equipment, materials and tools.
- To monitor and operate equipment in safe and environmental friendly manner.
- To make sure safe working practices is been followed and compliance with regulations and Health and Safety Act.
- To communicate between other departments in a professional and courteous manner at all times.
- To carry out regular equipment checks and report all equipment faults to Maintenance Manager.
- Ensure the security of the Control Room and all equipment is maintained satisfactorily at all times, which includes access control, fire alarm panels, and all other monitoring equipment.
- Fabric Maintenance checks (painting/ repairs & Maintenance)
- Assist with installation / changes to signage.

**Maintenance Management**:

- Electrical - check electrical reticulation. Light Bulb replacements. Weekly Light Inspections.
- Emergency lighting testing. Annual Lux Level Inspection. Sub-Station Maintenance.
- Establish and maintain a Tool Inventory and ensure that tools are kept in good condition by conducting monthly inspection on the tools.
- Carry out routine checks for correct operation of all control equipment as directed by site management and Daily/Weekly Servicing Plan.
- Renovate and replace equipment as required by fault finding to maintain equipment in optimal performance condition.
- Checks routinely for correct operation of all equipment in locations.
- Fans - Quarterly Check.
- Diesel Generator - Fuel and Oil checks.
- Replace old ceiling tiles.
- Touch up (paint) ceiling tiles. C
- Carry out all job requests in the required response time or as scheduled (Maintenance Log).
- Monthly inspection on infrastructure. Check water levels.
- Check water treatment Nitrate Levels.
- Check if frequency of servicing of water purification unit needs to be increased.

**Fire Alarms Detection/Protection**:

- Respond to fire alarms.
- Monthly fire extinguisher checks.
- Monthly fire hydrant check.

**Occupational health and safety management**:

- Ensure that cupboards in the workshop is well organised and paints and chemicals are properly managed and amounts are kept to a minimum.
- Attend Safety Meetings and Toolbox talks to increase safety awareness.

**Technical Outsourced Services**:

- Managed daily operations of lift service provider.
- Ensure the monthly lift services are scheduled and completed.
- Report on any faults.

**Inventory Management and Interior Design**:

- Furniture Management - Keep a log of all furniture in storage (asset register) Action installation of furniture. Receive lay-out change request & check current lay-out plans.
- Receive approved lay-out and follow up authorisation signatures.
- Managed daily operations of plant/landscaping service providers.
- Receive and action requests / complaints.
- Compliments re: Plants

**Reporting and risk management**:

- Inspect the whole facility weekly for the following and repair if needed:

- Roadways, walkways, doors and signage in good condition
- Leaks (taps, urinals, toilets, fire sprinkler system and garden sprinklers)
- Broken lights / lamps
- Any loose electrical wiring
- Generator fuel level (refill if low and arrange for the purchase of backup / standby diesel
- To report any unexpected technical difficulties and other problems that may arise at any time.

**Managing Maintenance Team**:

- Meet with the Maintenance Team every morning and delegate the work for the day.

**Project Management**:

- Purchase / collect maintenance consumables needed
