An established and growing commercial (and residential) Estate in the KZN Midlands is seeking a competent General Manager to join their team and work closely with the Financial Manager and management Committee.

The main responsibility of the General Manager (GM) is to ensure that they preserve and enhances the common property by ensuring that the Estate owners, owners staff and contractors abide by the Constitution and Rules. It is essential that the Estate is well managed with respect to the maintenance of infrastructure (roads, electricity) as well as secure, whilst constantly adhering to budget guidelines.

The GM will be required to implement and innovate systems to improve overall profitability by continually monitoring/measuring the service providers to ensure that the estate systems and staff are working to the best standard possible.

Areas of responsibility will include:

- Committee/AGM & SGM Meetings
- planning, attendance, resolutions, membership etc.
- Financial management (budgeting, monthly management accounts, income statements, cash flows, cost control, audit queries, debtors reports etc)
- Staff management
- Oversight of the security provider, access control, network systems etc.
- Ensure that the electrical infrastructure is maintained and in a good working order
- Ensure that there is consultation with the engineer and that an adequate roads plan is formulated and followed which corresponds with the budget for road maintenance.
- Annual review and renewal of all insurance policies to ensure adequate cover.
- Alien vegetation control and ensuring that all necessary fire breaks are cut and maintained.
- Dealing with the legal attorney for matters arising
- General administration
- Handling of queries from owners.
