**_ Position Purpose:_**
The main purpose of the role is to ensure the end-to-end interface of the department’s support service with tenants.
The is the first line customer relations manager and is for responsible the management and optimal utilization, with maximum
returns, of Transnet’s property portfolio.
**_ Position outputs:_**
FINANCIAL:
1. Optimize income and minimize expenditure on the property portfolio.
2. Improve cash flow to Transnet.
3. Achieve greater returns on property assets (ROAM)
4. Motivation, management and achievement of greater returns on capital expenditure.
STRATEGIES, POLICIES AND PROCEDURES
1. Involvement and participation of all relevant role-players/stakeholders (external and internal) in the management of the
portfolio.
2. Implementation of Transnet’s property strategic plan and policies and management of relevant control measures.
3. Structure and position the Property Management unit for the medium and long term to best advantage of Transnet.
4. Management of all ministerial enquiries from Minister’s office which affect property.
5. Establish, implement, control and manage procedures to enhance the managing of the portfolio and to ensure quality
reporting to the Regional Manager and CE.
6. Overall management of Property Management office.
7. Management and co-ordination of site visits.
8. Management of service contracts to other business units.
9. Management of Fixed Assets Register.
TECHNICAL:
1. Responsibility/accountability, with the technical department, for all daily, medium
- and long-term actions with respect to
maintenance on property assets,
payment of municipal rates and control of expenditure.
2. With technical department, management of Transnet’s BEE compliance in terms of work outsourced.
DEBTOR BOOK MANAGEMENT:
1. Responsibility/accountability, with Finance department, for debtor book management.
RISK MANAGEMENT:
1. Management, with technical department, of the risk portfolio associated with the property assets to the best advantage of
Transnet (e.g.squatters,
contamination, fire, maintenance, etc.).
2. Development of risk plans and management of risk control measures.
SALES:
1. Management of sales as itemised in sales check list.
STAFF MANAGEMENT:
1. Management of staff resources, inputs, responsibilities and motivation.
2. Management of relevant training of staff.
3. Skills gap and career path management of staff.
**_ Qualifications & Experience:_**
Tertiary Qualifications
ÿ Diploma in Property Management or equivalent and 5 years relevant experience.
ÿ Industry and professional association CPD or designation would be advantageous
Minimum Years Relevant Experience:
- 3 years

ÿ Information Systems and computer literacy. ÿ Transnet operations and property portfolio.
