Job grade: D2
Job Purpose
Responsible for initiating and delivering superior developments for Growthpoint on time, with the agreed standards and within budget. Generating development opportunities, development fees and development profits from opportunities.
Role Location
Growthpoint Head Office in Claremont, Cape Town.
Working Conditions
The position will be required to work both in office, out of office and on construction sites. The Company will accommodate some flexibility in this regard.
Reporting Manager
The Development Manager reports to the Regional Development Manager.

Reporting
- Development report for the relevant sector(s)
- Sector specific monthly report
- Deal Forum reporting
- Property Committee reporting
- Risk Review Report (for Deal Forum)
- Financial reporting (per development)
- Progress reporting (per development)
- Handover reporting
- Any other reports that might be required by the various Clients
Budget Responsibility
The Development Manager will be responsible for managing the Capex spend according to the approved project budget and ensure cash flow management and treasury guidance to be done monthly per project.
Duties and responsibilities
- Responsible for initiating and delivering superior developments for Growthpoint on time, with the agreed standards and within budget. Generating development opportunities, development fees and development profits from Investment partnership opportunities.
- Manage Investment reporting for the respective developments.
- Incorporate Investment, product and technology trends and best practice into the development.
- Assist in drafting and implementing a five-year Investment strategy in partnership with the Regional Development Manager.
- Enhance asset value by managing & delivering developments that exceed industry standards.
- Collaborate with Asset Management to add value in respect of redevelopment and refurbishment opportunities within their portfolios.
- Assist in ensuring a sustainable development pipeline in respect of the Trading and Development business in partnership with the Regional Development Manager.
- Ensure approval of payments within the levels of authority.
- Manage and drive all statutory and zoning approvals
- Ensure development proposals, project administration, JBCC & Development Agreements are updated and managed accordingly.
- Manage the Capex spend according to the approved project budget for the region.
- Manage professional teams to ensure that developments are delivered timeously, within budget and within program guidelines.
- Ensure that developments are delivered with good quality standards
- Adhere to best practices in relation to procurement and associated contract administration and implement procurement guidelines i.t.o. BBBEE requirements
- Manage overall implementation of workplace strategies and tenant installations for internal GPT or external stakeholders
- Ensure effective management of risk and compliance on the developments and ensure compliance with all statutory building regulations.
- Value Engineering of development concepts & refinement to ensure “future-proofing” of the investments
- Ensure that green/ESG and sustainable principles are implemented to developments and responsibly manage any direct impacts that may occur on communities and the environment
- Implement best practice in relation to the appointment of professional teams and contractors in consultation with the Regional Development Manager and the Development Head.
- Assist in developing a marketing strategy in respect of each development in conjunction with the Development Property Consultant and the marketing department in partnership with the Regional Development Manager and/or the relevant Development Head.
- Market the Trading and Development business to ensure deal flow.
- Ensure cash flow management and treasury guidance to be done monthly per project
- Effective timeous handover of the asset to property / facilities management or client
- Actively participate in the negotiation of terms of development leases with prospective clients and prepare relevant development agreements
- Assist in ensuring Deal Forum motivation of the highest standard.
- Overall responsibility for the entire development process from inception to trading for the respective developments.
Experience
- Minimum of 5 years of commercial development experience at management level
- Experience in offices, retail, industrial, healthcare and residential developments is an advantage.
- Experience in deal origination and concluding development deals is an advantage.
**Qualifications**:
- B.Sc. Quantity Surveying, Architecture, Engineering, or related Property Development degree
