Industrial Property Manager Job Description

SET Recruitment Consultants is seeking a highly skilled Industrial Property Manager to join our team. As a key member of our property management team, you will be responsible for managing a portfolio of industrial properties in the Cape Town region.

Main Responsibilities:

  • Overall property management of industrial properties, including tenant leases, budgets, and income statements.
  • Preparation and management of budgets, including forecasting income and expenses.
  • Reporting on income statements and vacancies, including market analysis and trend identification.
  • Market properties in conjunction with the Letting Division, ensuring optimal rental income.
  • Maintenance of industrial properties, including ensuring compliance with health and safety regulations.
  • Renewal of tenant leases and collection of rentals, including negotiation of lease terms.
  • Needs analysis and installation of tenant equipment, ensuring budget compliance.
  • Management of outstanding leases and tenant correspondence, including dispute resolution.
  • Approval of expenses related to letting deals and tenant installations.
  • Management of utility recoveries and arrears, including negotiation with service providers.
  • Preparation of renewal sheets and reports on GLA/vacancy movements.
  • Management of capital expenditures and risk, in conjunction with the Facility Manager.
  • Participation in development-related matters, including market research and trend analysis.
  • Staying up-to-date with market trends in property management and industrial properties.

Qualifications and Experience:

  • BCom or relevant degree.
  • 7-10 years of experience in property management, with a focus on industrial buildings.
