This is an exciting opportunity for a highly motivated and organized individual with a Financial/Property Financial degree to join a growing company in Property. As a Junior Asset Manager, you will play a key role in supporting Asset Managers in the operational management and sales/acquisitions of a portfolio of properties.

Key Responsibilities:
  • Support to Asset Managers: Assist in the operational management and sales/acquisitions of a portfolio of properties.
  • Support Sales and Acquisition Processes: Assist in the preparation of property fact sheets, feasibilities, and diligence.
  • Operational Management and Reporting: Manage the operational management and reporting of a portfolio of properties.
  • Property Portfolio Management: Manage a portfolio of properties through property management teams.
  • Capital Expenditure Measures: Identify and implement capital expenditure measures to optimize property performance.
  • Reporting and Analysis: Compile reports for fund managers/investors on property performance.
  • Tenant and Industry Relationships: Build and maintain tenant and industry relationships through the application of the lease.
  • Lease Negotiations: Negotiate lease renewals and new leases to maximize property value.
  • Annual Budgeting and Forecasting: Assist in the annual budgeting and forecasting of property expenses.
  • Property Performance Monitoring: Monitor the performance of assigned properties within the property portfolio, minimizing risk and maximizing profits.
  • Support to Senior Asset Managers: Assist senior asset managers in day-to-day business, particularly liaison with property managers.
  • Collaboration with Asset Managers and Property Management Teams: Work closely with asset managers and property management teams to ensure the smooth and efficient management of assets.
  • Financial Budgeting: Prepare and adhere to financial budgets for properties in the portfolio.
  • Financial Management: Be responsible for the financial management of properties.
  • Liaison with Investment Accounts and In-House Staff: Liaise with investment accounts and other in-house staff on all property-related matters.
  • Policy Documents and Performance Standards: Prepare policy documents where required and continually look to improve performance and reporting standards.
  • Valuation and Risk Management: Cross-check valuations received on assigned properties and provide supporting data.
  • Third-Party Supplier Negotiations: Negotiate with third-party suppliers to ensure value for money.
  • Senior Management Updates: Keep senior management informed of activities and any issues that arise, along with proposed solutions and potential impacts.
  • Risk Management: Manage risks within the portfolio and ensure timely action where relevant to maximize the return within the fund and efficient use of resources.
  • Business Cases and Expenditure: Assist with the preparation of business cases for relevant proposed expenditure outlining rationale, program, resources required, and budget.
  • Design Solutions and Risk Management: Assist in the management of third-party design teams to produce optimized design solutions for properties, maximizing return and minimizing risks such as planning, construction, and development.
  • Procedure Notes and Review: Ensure that full and detailed procedure notes are available for all functions and that all work is reviewed and signed off in accordance with procedures.
