Job Title: Centre Operations Manager

We are seeking an experienced Centre Operations Manager to join our team at Broll in Durban, KwaZulu-Natal. This is a challenging and rewarding role that requires excellent leadership skills, problem-solving abilities, and a strong understanding of centre or property management procedures.

About the Role:

  • This is a key position within our organisation responsible for ensuring the efficient and cost-effective administration of centre operations.
  • You will be responsible for developing and implementing safety directives, conducting regular OSH inspections, and updating monthly reports as appropriate.
  • Able to oversee the procurement of furnishings and equipment in accordance with budget planning.
  • Responsible for ensuring compliance with legal regulations and maintaining effective business relations with vendors, contractors, and trade professionals.
  • This role also involves supervising centre personnel, ensuring optimal performance, providing measurable feedback, and formulating employee corrective actions as needed.

Responsibilities:

Key Responsibilities:
  • Develops and implements policies and procedures for centre operations.
  • Coordinates and arranges third-party services, including maintenance contractors, suppliers, and vendors.
  • Liaises with tenants regarding operational problems and responds to emergency call-outs.
  • Manages space planning, ensuring the centre layout accommodates present and future operational requirements.
  • Conducts periodic inspections of facilities, assesses problems and needs, and implements improvements as necessary.
  • Ensures compliance with established procedures, policies, regulations, and codes.
  • Monitors shops and businesses, reacting to emergency calls and establishing and maintaining security systems.
  • Determines the needs for security systems and equipment, communicates with tenants regarding security systems, and develops and implements security devices.
  • Creates security awareness amongst staff, tenants, and shoppers, compiles budgets, and controls expenditure.
  • Establishes emergency plans, develops and implements safety directives, conducts regular OSH inspections, and updates monthly reports as appropriate.

Requirements:

Essential Requirements:
  • Bachelor's degree or higher in a relevant field (e.g., business administration, management).
  • At least five years of experience in centre or property management, with at least two years of supervisory experience.
  • Excellent leadership and communication skills, with the ability to motivate and direct a team.
  • Strong problem-solving skills, with the ability to analyze complex issues and develop effective solutions.
  • Knowledge of budgeting, service contracts, and leasing agreements.
  • Familiarity with centre or property management software and technology.
