_A leading and well-established Real Estate Agency in Centurion needs an experienced Property Co-Ordinator to join their dynamic team. Benefits includes a company car (work purposes), cell phone (work purposes)._
- Main duties and responsibilities include:_

Maintenance Co-ordination:

- Receive maintenance requests from: tenants, interim inspection reports and move-out reports
- Open ticket on RedRabbit software
- Arrange and co-ordinate requirement maintenance between the owner, tenant and contractors via RedRabbit software
- Obtain quotes for maintenance work (use Sage Accounting), check if previously done, send quote for approval to Owner/Tenant, once approved - allocate Contractor and ensure owner/tenant receives and pays the invoices or obtain deposits where necessary (use Payprop software for loading internal payments).
- Secure additional maintenance contracts for properties not currently on the books (additional comm payable once minimum target reached)
- On month-ends, drive the cleaners between properties to clean empty units to be ready for new move in tenants
- Weekly reporting to management on targets

Inspections and Admin Co-Ordination:

- Do interim property inspections with RedRabbit software
- Move-out property inspections with Property Inspect software
- Administrative support to the sales agent
- Load advertisement from photos agent took on PropCtrl
- Submit invoice and ensure payment happens within 4 hour window period into Payprop
- Once payment reflects arrange contract signing with new prospective tenant(s), prepare contract and mandate and read to them in full whilst signing (this will happen with the assistance and training of the Agent until fully equipped).
- Once contract back, Principal signs. File signed contract & mandate and complete the file as per move in checklist
- Manage investment account for deposits - inform Principal of approving new accounts, once opened to pay deposit into the investment account within a 2 day window period.
- Apply, arrange Utility connections and load payment on Payprop for Principal to approve and pay minimum 4 days before move in.
- Keep selling-, marketing
- & Interim Inspection white boards updated daily.
