The purpose of the role is to manage the property portfolio to maximize the income and tenant retention and manage the expenses. Managing tenants, units, collections, vacancies, onboarding, and clearances.

**REQUIREMENTS**:

- 3 Year business/property (e.g., BSC Property Studies) related degree.
- PPRA Competency Certificate (NQF Level 4).
- 3 Years residential property management experience.
- Code 08 Driver’s license.

DUTIES:
Provide support to the leasing process.
- Reduce the number of vacant units.
- Ensure adherence to company quality standards.
- Facilitate and provide support in finalising the renewals within the portfolio.

Maintaining of Unit Standards.
- Visit all vacant units within 7 days of vacate.
- Complete and sign off unit inspection forms.
- Log jobs on repairs and maintenance system.
- Manage and monitor the job report accurately and timeously.
- Ensure that all clearances are completed and returned within 7 days of the vacate date.
- Ensure that all vacant units are in a lettable condition according to company standards.
- Regularly visit the units to identify possible upgrades and provide the motivation thereof.
- Relocate tenants to more suitable premises if required.
- Approve quotations within a reasonable time and within Schedule of Delegated Authority.
- Raise any building issues with the Sectional Title Manager timeously.
- Visit all units on a 6-month ad-hoc rotation.

Management of financial elements.
- Provide input and manage the annual budget timeously and accurately.
- Report monthly on variances, accurately and in time.
- Review of arrears reports and provide support to the credit control team.
- Address utility queries raised by tenants.
- Provide input and manage the budget expenses in the committed time frames.

Ensure that all administrative functions are done timeously and accurately.
- Ensure that leases drafted are accurate.
- Ensure that correspondence is sent to Filing for recordkeeping.
- Complete the monthly letting report.
- Review the number of monthly leases and increase the rentals or facilitate a fixed term contract for those tenants.
- Update the lease and/or tenancy schedule.
- Meet with tenants and facilitate the signing of the lease agreement.
- Follow up on outstanding leases.
- Sign invoices for accuracy (code allocation) and reasonability (pricing) and within Schedule of Delegated Authority.

Customer service
- Portray a polite and professional attitude towards all stakeholders.
- Responding to customer queries within prescribed time frame.
- Attend to customer care cases (CRM).
- Facilitate formal meetings with tenants per year to increase the interaction and build the relationship.
- Build and maintain working relationships with colleagues and service providers.
- Build and maintain strong relationships with tenants.
- Ensure ad hoc inspections are done on a 6 monthly basis.
- Prioritise CRM queries
