**Reporting**:Chief Executive Officer
**Summary**:
The Development Manager will be responsible for managing the development of new areas in cities, towns, and the countryside. The position will review existing areas, assist in gaining planning permission for developments and ensure that developments are assessed for environmental and economic impacts. The position will coordinate with the construction manager and QS for cost control and quality control.
**Main Job Tasks and Responsibilities**
- Coordinates land maintenance activities
- Liaison with the City and other governmental officials, including organizing and attending meetings as required to resolve outstanding matters. Follows through with all pertinent parties to ensure that appropriate action on pending matters is done as required.
- Ensures all plans and required submittals are processed with the appropriate government body and follows through to obtain approvals as required. Track the progress of these submittals to receipt of required approvals
- Coordinates, schedules, and attends architectural design/schedule matters and follows through to ensure required action is done as required.
- Responsible for the coordination of land surveys, easements, etc., and works with surveyors, engineers, etc. to ensure work is done as required.
- Monitors and coordinates the work effort of all project architects, engineers, and consultants to ensure their scope of work is in conformance with the project budget, schedule, and development guidelines.
- Monitors construction activity and schedule. Visit project sites for the purpose of understanding the project schedule and budget.
- Prepare weekly reports regarding the status of each vertical development including the status of construction, cost variances, unresolved items, and other project-related reports. Includes photographs as appropriate.
- Reviews all project reports issued by the Developer of each Vertical Development.
- Able to analyse construction/development costs and understand the impact of these on the development.
- Maintains all project records per the official record-keeping system.
- Reviews monthly draw for conformance with Operating Agreement requirements.
- Aware of the sales and marketing activities, and understands how these relate to the status of construction.
- Carefully and adequately prepare site analysis before the project start, make sure water, electricity, sample of backfilling material, and lab test are in place
- Delegate project tasks based on junior staff members’ individual strengths, skill sets, and experience levels
**Education and Experience Requirements**:
- Bachelor’s degree in Project Management related field.
- Minimum 10 years of progressive development experience on residential or related, and land development projects.
- knowledge of how to work with the Department of Planning and Development, Department of Buildings, Board of Underground, and other appropriate City departments.
- Excellent computer skills.
- Able to work with people at all levels

- Woodmead, Gauteng: Reliably commute or planning to relocate before starting work (required)
