**Key Responsibilities**:

- Develop and implement preventative maintenance programs for all properties in the portfolio
- Oversee the maintenance and repair operations of all properties, ensuring that all work is performed to the highest standards of quality and efficiency
- Manage contractors and service providers, ensuring that they perform their work to the agreed-upon standards
- Ensure that all maintenance and repair work is carried out in compliance with all applicable health and safety regulations and building codes
- Keep accurate records of all maintenance and repair work, including maintenance schedules, repair logs, and cost reports
- Develop and manage maintenance budgets, ensuring that all work is performed within the allocated budget
- Coordinate with property management teams to ensure that all maintenance and repair work is performed in a manner that minimizes disruption to tenants and visitors
- Participate in the development and implementation of long-term capital improvement plans for the portfolio
- Have excellent technical skills and understanding of building electrical and water reticulation systems and equipment
- Be able to efficiently manage our in-house workforce
- Maintain properties/buildings by effectively managing repairs and maintenance across the portfolio of buildings, planning and managing renovations and tenant installations/fit-outs, liaising with the Johannesburg council and refuse removal services, etc.
- Maintain building systems by contracting with internal and external maintenance services where required, like lift maintenance, etc.
- Secure the buildings/properties by daily liaison with our security contractors and services, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
- Enforce occupancy policies and procedures and deal with violators.
- Manage eviction processes if and when required.

**Requirements**:

- Bachelor's degree in Facilities Management or a related field
- At least 5 years of experience in building maintenance or facilities management, preferably in a commercial real estate environment
- Strong technical knowledge of building systems and construction processes
- Excellent communication and interpersonal skills, with the ability to build strong relationships with tenants, contractors, and service providers
- Strong project management skills, with the ability to manage multiple projects and deadlines simultaneously
- Experience in developing and managing budgets
- Excellent problem-solving skills, with the ability to identify and resolve complex maintenance and repair issues
- Strong attention to detail, with a commitment to ensuring that all work is performed to the highest standards of quality and efficiency.
