MAINTENANCE MANAGER

**PURPOSE**:The Maintenance Manger will have the authority and be responsible and accountable for the Maintenance Team they are managing.

**QUALIFICATIONS AND PERSONAL ATTRIBUTES**

Must have a minimum of a diploma or trade test or equivalent with technical training in the areas of electrical, mechanical, plumbing and other related fields Formal training may be considered as substitution for experience requirements with a minimum of five years’ work experience in commercial/domestic or industrial settings or any equivalent combination of education and experience sufficient to perform job duties may be considered.

**REQUIREMENTS**

A minimum of 5 years of general maintenance experience is required for the maintenance manager position. Previous experience supervising employees, including directing work, evaluating performance and coaching for improvement is also desirable but not required. Experience troubleshooting and correcting electrical or mechanical problems, maintaining inventory levels and scheduling work is also required.

**RESPONSIBILITIES**:
The specific duties of the Maintenance Manager will be as set out below but not limited to:
**Organize**:This duty is to ensure that each day’s maintenance work runs to schedule and to a plan. The manager has a diary of work timetabled for each day of the week prepared prior the start of the week. This is their plan of how they will run the week ahead. At the end of each day the plan and schedule for the next day are reviewed, finalized and preparations ready for the coming day‘s works.

**Prioritize**:The maintenance manager must make decisions on allocation of resources in situations of constraint. The maintenance manager is responsible for labour allocation that brings the greatest benefit to the organization.

**Lead**:The maintenance manager responsibility is a leadership position.

**Set Standards**:The maintenance manager is the keeper of work quality standards within the operation.

**Coordinate**:The duty of coordination is to ensure everyone doing maintenance work, or being affected by maintenance work, knows exactly what is going on before and after it happens. Every department that uses the maintenance services needs to be aware well ahead of time what the maintenance work is, and how it will affect them. The maintenance manager coordinates with operations to ensure requirements for the work planned have limited impact on the daily operations of the business.

**Supervise**:This means knowing exactly what is going on in detail with every task within the maintenance operation at all times.

**Monitor Progress**:This means keeping an indicator of work progress against the plan.

**Report / Inform**:The maintenance manager keeps management fully informed of the workforce performance and the issues the workforce is confronting. Daily management feedback includes formal and informal meetings with operations and maintenance management, weekly feedback will include current progress on KPIs and plans for the coming week and month, monthly contents will include historic performance of KPIs and progress against the annual improvement plan. The maintenance manager is responsible to keep the maintenance team informed of progress and resolving issues that affect them.

**Preparation Readiness**:A maintenance manager is responsible to get maintenance work completed on-time, on budget and safely.

**Mentor**:The maintenance manager works through people to get tasks done that achieve the business aims and set goals and standards. The role carries the responsibility to guide the maintenance employees to ensure works are performed to the required standards. A maintenance manager will regularly talk to each of their employees offering assistance to improve performance if needed, providing honest and useful feedback when quality and performance standards drop, and actively building cohesion amongst the maintenance team.

**Manage Risk**:This responsibility is far more than ensuring that all maintenance work is performed safely and to plan. The requirement covers all business risks, including commercial risks, legal risks, regulatory risks, environmental risks and occupational health and safety risks. Where a manager foresees trouble they bring it to the General Managers attention, and in their own jurisdiction they act to prevent it.

**Maintenance Health & Safety**:The Maintenance Manager will ensure that his team conforms to the companies and statutory Health & Safety & Environmental Policies.
