Our Client is urgently looking for a outgoing, hands-on and process driven person who will work closely with the estate manager and must be able to plan, delegate and strategize. Must have good communication skills to deal with residents and can work independently.

**PRIMARY PURPOSE OF THE JOB**
To thoroughly manage defined functions & responsibilities pertaining to the operation and administration of the estate and to maximise financial returns for the estate and to provide support to the Estate Manager.
KEY PERFORMANCE AREAS AND RESPONSIBILITIES
**Responsibilities**:
Security management
- Manage daily operational security related aspects including daily and weekly reporting to superiors
- Manage all security related hardware and software systems
- Manage all SOPs in portfolio.
- Manage all security staff and service provider related matters and or concerns.
- Manage SLA(s) for security service provider(s)
- Investigate of all security related incidents
- Ensure compliance with statutory security related regulations and requirements
- Foster a collaborative working relationship with security personnel, contractors and volunteers.
Manage estate aesthetics
- Manage all aspects relating to the aesthetics of all common areas.
- Manage SLA(s) for service provider(s) related to aesthetics and gardens
- Manage all service providers within the portfolio not under SLA
- Manage and ensure compliance to all statutory regulations and requirements for example OHS Act
- Identify and manage the implementation of all projects related to aesthetics.
- Manage maintenance and renovations of buildings & common areas.
IT management
- Manage all IT operations
- Manage IT equipment
- Ensure compliance to IT protocols
Manage Stakeholder Relationships
- Manage relationships with;
- Security personnel,
- HOA, developers, architects& building contractors.
- Liaison between local authorities and residents.
- Community engagement.
Operations management
- Facilitate relevant portfolio committees.
- Ensure compliance to various legislative requirements& on-site building and security guidelines
- Building site operations management.
- Perform certain backup functions for Estate Management Team during times of absence
- After hours ‘on call’ duty for Estate Management Team, according to a duty roster.
**MINIMUM EDUCATION & EXPERIENCE REQUIREMENTS (What is required to perform the Essential Duties)**
- Relevant tertiary qualification?
- 5 years operational experience
- Technical knowledge of access control and CCTV systems including Thermal cameras
- Sound knowledge of IT & security industry
- Valid driver’s license
- PSIRA Grade B
- National Diploma in Operational Management or similar
- Homeowners’ Association or Residential Estate Management experience.
