We are looking for an energetic and competent Property Practitioner to join our team. This permanent position is well suited to an individual that is looking to advance their career in property management and gain hands-on experience in a busy and exciting workplace.

This role will expect you to be responsible for the following duties:
**1.** **Management of Properties**

1.1. Manage and oversee operations, maintenance, administration, and improvement of properties.

1.2. Plan, schedule, and coordinate general maintenance, major repairs, or construction projects for properties.

1.3. Act as liaisons between on-site managers or tenants and owners/trustees.

1.4. Investigate complaints, disturbances, and violations and resolve problems, following management rules and regulations.

1.5. Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.

1.6. Solicit and analyze bids from contractors for repairs, renovations, and maintenance.

1.7. Maintain contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations.

1.8. Purchase building and maintenance supplies, equipment, or furniture.

2. **Lease/ rental or selling of Immovable Property**:
2.1. Manage the building (s) assigned to him in terms of the rental management agreement entered into between the Employer and the Lessor / Owner;
2.2. Liaise with current / new Tenants and Lessors;
2.3. Attend to the rental of available properties in his allocated buildings / area/s;
2.4. Submit lessor and lessee details on the forms provided by the Employer together with all FICA requirements;
2.5. Obtain lessees’ and lessors’ signatures on Lease Agreements / Lease Renewal Agreements, and using the documentation as prescribed by the Employer; Ensure that all Lease Agreements are correctly completed and stored in hard copy and electronic version;
2.6. Collect lessees’ deposits, and rentals, in accordance with the Lease Agreements and ensure such monies are deposited into the trust account nominated by the Employer;
2.7. Liaise with the Payprop administrators and with The Office accountants;
2.8. Liaise with suppliers, place orders and send correct documentation to The Office for payment;
2.9. Obtain written and signed mandates from clients for the selling of immovable property in liaison with the mentor / principal of the Employee;
2.10. Market the immovable property in accordance with the mandate of the client and in line with the marketing policies of the Employer;
2.11. Liaise with the Principal and Mentor to ensure that the regulations of the EAAB is followed when marketing and selling any immovable property and in particular ensure that the principal is in attendance when any offer to purchase is signed;
2.12. Ensure that proper FICA documentation is obtained from clients simultaneous to signing a mandate and that same is placed on record in accordance with the policies and procedures of the Employer.

2.13. Direct collection of monthly assessments, rental fees, and deposits and payment of insurance premiums, mortgage, taxes, and incurred operating expenses.

2.14. Meet with clients (trustees, owners) to negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties.

2.15. Prepare and administer contracts for provision of property services, such as cleaning, maintenance, and security services.

2.16. Determine and certify the eligibility of prospective tenants.

2.17. Meet with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas.

**3.** **General**:
3.1. View all vacant properties listed with the Employer in your building area/s without delay;
3.2. Not make any representation or warranty about the property that the Employee knows or reasonably suspects to be false or misleading;
3.3. Erect “To Let” or “For Sale” boards, as applicable, in accordance with relevant Local Authority requirements, which requirements the Employee warrants that he understands and that he will remain acquainted with all amendments thereto. The Employee will be liable for any fines or penalties incurred due to a contravention of any laws, rules or ordinances in erecting such boards, whereupon the Employee will be entitled to deduct such fines from any monies due to the Employee. The Employee is required to exercise due diligence to ensure such boards are collected and returned to the Employer’s office when no longer in use. The Employee may be liable for the replacement costs of any boards that are lost or damaged as a result of the Employee’s negligence;
3.4. Complete reports, as required by the Employer, in accordance with deadlines set by the Employer;
3.5. Attend meetings and training sessions on the dates and times as notified by the Employer;
3.6. Be in possession of, maintain, operate and be
