An independent premier provider of out-of-home media solutions in South Africa and 8 other key African markets. A consistent Level 1 BBBEE contributor, they are currently the largest wholly South-African-owned out-of-home advertising media specialist that guarantees national outdoor exposure throughout South Africa and high reach into key markets in Africa.
About the Role
To acquire and retain sites in accordance with the business needs and maintain relationships with the relevant role players involved in the acquisition and retention of sites.
Responsibilities_Acquire/Secure Sites_
- Receive a request from a client for a site; or
- Identify possible new sites for signage as per the annual strategy as developed by the Executive: Rights & Real Estate
- Contact the landlord to obtain rights for signage
- Compile a site proposal and submit it to the landlord for approval
- Arial photograph
- Zoning certificate
- SG Diagrams
- Site sketch and photograph inclusive of all measurements
- Roadworks approval where necessary
- Consent letter from landlord for private property only
- Liaise with the relevant role players (i.e. Municipalities, Roads Agency, SANRAL, etc) to ensure obtaining of rights
- Provide approved sites to the Sales & Product Manager(s) for utilisation
- Retention of Rights for Sites_
- Analyse the monthly database indicating expired rights and the future expiring sites (minimum period 8 months before expiry of contract)
- Conduct a physical site visit to liaise with the landlord/council for the retention of the rights
- Obtain sign-off for the renewal of the contract and rights
- Re-negotiate suitable terms and conditions of the contract with the landlord
- Provide the renewals to BIC for processing
- Submit the renewed contract for archiving by the Administrator in the documentation management systems
- Maintain Relationships with Councils and Landlords_
- Determine the relevant role players and their roles and responsibilities, especially in the Local Councils
- Conduct site visits to determine satisfaction
- Telephonically liaise to ensure satisfaction
- Assists the BIC team with relevant information to be able to maintain the council and landlord database to reflect relevant and current information
- Reporting and Administration_
- Compile weekly status reports indicating
- Matters attending to
- Matters concluded
- Planned actions for the next week
- Information related to actions
- Compile proposals (of new sites, renewals and of site-reduced rates) in accordance with company standards and strategy
- Prepare building files including all relevant information.
- Building files are reviewed for completeness by the Administrator who then sends it through to the BIC department for capturing
- Manage Special Projects_
- Receive an instruction for a campaign requiring a specified amount of sites
- Compile a project plan to execute the project
- Manage all project resources to ensure that targets and deadlines are met
- Compile a project file containing all relevant information
- Report weekly to management on the progress of the project
- Submit the project file for archiving to the Administrator upon completion
- New Digital Site Identification_
- Have reasonable landlord lease contracts in place
- Ensure timelines as per the project plan are met
- Ensure all logistics are personally handled to ensure flawless erection of Structures:
- Assist with access to the Site,
- Ensure servitudes are understood,
- Ensure electrical connection points are identified,
- Assist together with the landlord with security measures (where needed).
- Policy and Process Management_
- Determine the councils within the area of responsibility
- Identify the policies and by-laws of the different councils
- Familiarise with the policies and by-laws of the council
- Ensure compliance with the policies and by-laws of the council with respect to the acquisition or retention of sites
- Grade 12
- Tertiary education will be advantageous
- Valid Driver’s License
- 5 Years’ Experience in Out of Home
- Willing to work extended working hours
- Willing to travel extensively away from home
