Maintenance Supervisor - Buildings & Infrastructure

The essential purpose of the job is to provide the V&A Waterfront with maintenance support, technical and engineering input to contribute to the V&A's overall achievement as a world-class mixed-use destination, maintain the V&A Waterfront's physical assets, and ensure appropriate, timely and thorough responses to the needs of the V&A Waterfront community.

Job Description

Reporting to the Services Manager: Civils and Structural, the purpose of the job is the implementation of maintenance to all building fabric and external infrastructure. The individual will supervise a direct line report and direct outsourced contractors by assigning works, giving instructions, observing, and inspecting works to ensure that work orders are completed. The buildings and infrastructure will include, but are not limited to, all roofing, masonry, shop fronts, facades, drainage, plumbing, carpentry, windows, doors, ironmongery, walkways, wall and floor cladding, plastering, painting, and fixed furniture.

The individual will be required to carry out repairs and maintenance for tasks not exceeding 3 hours and will direct and brief contractors, ensuring that work orders are completed and schedules met.

Job Requirements

The following job objectives are relevant to this job:

Reactive Maintenance

  • Prioritise and expedite all maintenance work orders allocated on PlanON CMMS.
  • Inspect and determine method and sequence of operations for repairs.
  • Manage contractors' output and supervise in-house repairs.
  • Communicate repairs and time frames to clients and Services Manager: Civils & Structural.
  • Coordinate access and permits with tenants, security, and health and safety departments.
  • Inspect all repairs to plumbing or infrastructure.
  • Close PlanON CMMS work orders, capturing all detail.
  • Build and maintain PlanON CMMS database of repair costs.

Planned Maintenance

  • Prepare, monitor, and follow up on planned service schedules.
  • Inspect building fabric and infrastructure after works carried out.
  • Close work orders on PlanON CMMS.
  • Coordinate access for planned maintenance contractors.

Liaison and Monitoring

  • Liaise between Services Manager: Civils & Structural and contractors.
  • Inspect works carried out by contractors.
  • Attend site handovers for new installations.

Inspection and Audits

  • Carry out regular inspections of building fabric and infrastructure.
  • Conduct condition audits of all building fabric and infrastructure.
  • Assess and prevent potential failures.

General Support

  • Monitor on-site spares and materials.
  • Provide standby service for emergencies and special events.
  • Stand in for Services Manager when required.
  • Undertake reasonable instructions from management.

Educational Requirements:

  • Artisan with minimum NTC3 (NQF Level 4/3) or equivalent with a completed apprenticeship and trade test.

Knowledge Requirements:

  • Occupational Health and Safety Act.
  • Extensive skills at artisan level in building maintenance.
  • Knowledge of maintenance and repair processes.
  • Ability to supervise and communicate effectively.

Skills Requirements:

  • Diagnostic thinking and problem-solving.
  • Mechanical and technical aptitude.
  • Planning and organizing skills.
  • Time management and multi-tasking abilities.

Experience Requirements:

  • 5 years of relevant experience in plumbing, carpentry, building construction, or maintenance.
  • Availability for weekends, public holidays, and overtime as needed.
