Manage the portfolio of properties assigned with a view to maximising the occupancy of lettable area within the portfolio and creating new business opportunities for the development of land holdings. Introduce new tenants to the portfolio through various methods (cold calling, networking and existing relationships)Improve the portfolio lease profileAcquire, negotiate and conclude lease agreements with new and existing brands in line with the tenancy mix and budgetTake ownership of and develop the marketing function in its various forms (social media, web-based, bulk message and emails, newspapers, magazines, to-let boards, flyers, etc)Implement a diverse and streamlined marketing strategy which will encompass the different property categoriesMarket and liaise with property brokers to advertise and fill any vacant premisesMarket research and analysis relating to area investigation, competitor analysis, market related rentals, market supply and any other key market indicatorsRelationship building and networking with key property professionals (Property brokers, Property valuers, Landlords and Tenants);Preparation of necessary documentation to allow administration and execution of lease agreements Utilize the MDA property management system to record prospective tenants and create a database of leads for future businessPreparation of weekly leasing status reportsPreparation of annual budgets, through the sign-off of market rentals and vacancy forecasts Maintain a good understanding of the market conditions and trends of commercial property in the countryProvide a weekly and monthly report to the COO Requirements:Ability to negotiate multi-million rand leasing dealsStrong sales experience within the property industryMinimum of 5 years experience within the upmarket leasing industry (commercial / retail) in the Gauteng region Experience as a Property Broker
