Building Operations Manager

Our client, a leading property management company seeks to appoint a Building Operations Manager to one of their retail shopping centres in Gqeberha.

The Operations Manager will have the technical and managerial expertise pertaining to the maintenance of a retail Centre.

The position will oversee the operational budget, mechanical/electrical engineering services as well as the management of service providers on site and will report to the Centre Manager regarding maintenance and operational issues.


The ideal incumbent will have a minimum of 5 years building management experience with a sound understanding of general electrical, HVAC, plumbing, and general maintenance services within a retail centre environment.

Skills & Qualifications_

  • Minimum Grade 1
  • Minimum of 5 years general and practical building, facilities or maintenance management experience
  • Knowledge of safety, fire and emergency procedures will be advantageous
  • Knowledge of Occupational Health and Safety Act and relevant legislation will be advantageous
  • Knowledge of SLA's and lease agreements will be advantageous
  • Knowledge of basic technology in building (electrical, plumbing and construction) is extremely essential
  • Knowledge of mechanical and airconditioning systems
  • Knowledge of daytoday operations (cleaning, security)
  • Strong verbal and written communication skills advanced
  • Budget management skills
  • Conflict management skills
  • Report writing skills
  • Project management skills will be advantageous
  • Time management skills is very important

Key Performance Areas:_

  • To manage and respond timeously to technical complaints and queries and complaints received by clients.
  • To manage the relationship with the tenants, including tenant installations.
  • To manage preventative and emergency maintenance in conjunction with the Property Managers, as well as disaster and emergency planning
  • To ensure that life cycle planning and preventative maintenance plans over a 3, 5 and 10year period are set for properties under management
  • To ensure effective asset control by setting and managing the asset register
  • To oversee and drive energy saving programs ('green' principles), environmental and sustainability methodology in the portfolio
  • To prepare and manage the technical budgets, including forecasts and budget variance reports in conjunction with the support of the Facilities Manager
  • To manage the Service Level Agreement with Suppliers and manage their performance.
  • To ensure that compliance is maintained with building and statutory regulations
  • To conduct inspections, including technical, housekeeping, service contract and Take on and take back inspections
  • To manage and coordinate staff activities (security and cleaning) and implementing work schedules.
  • To manage both "hard" and "soft" (security and cleaning) services, monitoring the quality of services and deliverables provided by suppliers.
  • To prepare required technical and financial reports and feedback reports to management on issues
  • To stay abreast of changing technical market trends

Salary:
R350, R450,000.00 per year
