Core Description:


Responsible for leading the company's Commercial Mast and Towers properties division by driving the optimization of the portfolio while owning and managing operating expenditure and the asset value of the sites.

Responsible for the development of a Commercial portfolio strategy related to Mast and Tower sites, balancing business requirements with current and longer term needs.

Responsible to act as point of contact for all Commercial Mast and Tower sites and related management issues thereof.

Responsible for producing a rolling 'fix it' plan for top key issues presented by business relating to Mast and Tower sites.

Also responsible for managing relevant compliance and risks across the portfolio whilst at the same time ensuring a positive customer experience.

Responsibilities:

JOB RESPONSIBILITIES
Responsible for the development of a Commercial Mast and Tower portfolio strategy

  • Accountable to internal and external stakeholders for matters relating to Mast and Tower sites
  • Accountable for developing and leading portfolio strategy initiatives, in partnership with the outsourced provider(s) & peer groups, with the goal of meeting current and future requirements of business platforms at optimal costs
  • Ensuring that there is regular formal and informal communication with the business units and internal and external stakeholders
  • Responsible for developing and obtaining business case approvals related to Mast and Tower sites
  • Responsible for the transition of initiatives from the strategy and business case approval stage to implementation
  • Facilitates issues that have an impact on the utilization of the Mast and Tower sites
  • Responsible for portfolio restructuring and positioning portfolio evaluation e.g., utilization, location, & performance in support of changing business needs
  • Responsible for managing the Mast and Tower lifecycle issues from acquisition to disposition
Execution excellence

  • Benchmarks performance internally and externally to develop and maintain a business leadership position relating to the Mast and Tower sites
  • End to end ownership of property management execution for transactions e.g. acquisition, disposition, construction, refurbishment, managing relocations and cohosting with other Operators as required
  • Project governance and oversight for all real estate related projects and ensure compliance to standards
  • Produces demand and supply plan for Mat and Tower space, top down, bottom up
  • Implement Safety, Health and Environment Management (SHE) and enable a conducive working environment
Manages the development of budgets, expenditure and performance reporting

  • Produces annual targets for cost reduction (both operating run rate and improved capital expense that's measured quarterly) and customer satisfaction
  • Produces monthly feedback, progress, risks and issues tracker of respective business units
  • Performs financial analysis and makes informed, expert recommendations
  • Controls costs and expenses against the operational budget (OPEX)
Drives the optimisation of the Mast and Tower site leases/ acquisitions/ disposals

  • Negotiates property and lease contracts as well as other agreements
  • Performs financial analysis for review of lease contracts, review of facility management letting and leasing processes
  • Drives cost out of the portfolio through effective lease negotiations and continuous improvement
  • Monitors submissions from brokers and works with Legal on lease negotiations and lease executions to ensure the company has solid lease agreements to meet objectives
  • Accountable for appropriate and timely renewals and all options for savings are assessed and actioned
  • Manages the development of budgets, expenditure and performance reporting
  • Defines the operational budget for the sites, monitors and reports on the expenditure
  • Tracks, monitors and actions overall performance against Service Level Agreements

Required Certification:

Qualifications:

3 Year Degree/ Diploma, preferably in the technical (engineering or IT) or commerce domain (NQF level 7).

Experience:


8 years applicable technical/ telecommunications experience with demonstrated success in commercial/ finance management of property related portfolios with minimum 3 years of senior management experience.
