Job Purpose

To act as client and take overall responsibility for development and redevelopment opportunities undertaken by the Healthcare, Student Accommodation and future Funds that will be launched by Growthpoint Investment Partners.

Role Location

Growthpoint Head Office in Sandton, Johannesburg.

Working Conditions

The position will be required to work both in office and at various sites. Travel may be required from time to time. The Company will accommodate some flexibility in this regard.

The Development Manager reports to the Head: Growthpoint Investment Partners

Duties and responsibilities

Funds Strategy
- Develop a detailed understanding of the strategy of each of the Funds.

Project Conceptualisation
- Identify potential development opportunities that meet each Fund’s investment strategy
- Collaborate with the Development Teams and Professional teams to conceptualise development schemes
- Working alongside the Development and Professional Teams, iteratively develop financial feasibilities that meet a Fund’s requirements

Obtaining Project Approval
- Motivating the project’s concept and financial feasibility to Fund Manager and/or Departmental Head as appropriate

Project Monitoring and Reporting
- Attending site meetings as client
- Signing off variation orders
- Verifying and signing off project progress payments
- Progress reporting to key stakeholders
- Liaise with 3rd party quantity surveyors to obtain final project costings

Project Sign Off
- providing input to development agreements and contractor and professional team appointments
- signing off project specifications and project costings
- ensuring that internal approvals for the project are obtained

Building Maintenance and Compliance
- Regular inspection of properties to ensure Compliance to Health and Safety Requirements
- Undertaking regular property visits to ensure properties are kept under good maintenance
- Sign off on maintenance capex and approve small capex projects

Operational
- Actively monitor and manage operational costs and come up with initiatives/suggestions to save costs

Stakeholder Management
- Actively engaging with all internal and external stakeholders

Experience
- Minimum of 10 years of Commercial and development experience at management level.
- Experience in deal origination and concluding development deals is an advantage.
- Prior experience in healthcare and student residential accommodation would be advantageous.
- Experience in developing fund management strategy.

**Qualifications**:

- B.Sc. or BCom Property Studies or related Property Development degree
